Celebrating 5,000 Members! I Build A Lease Asset Live, Someone WINS It! Full session transcript https://hercmagnus.com/zoom-session/?w=5k-live-build-sep12026 ============================================================ [0:07] Oh, boy. How's it going, everybody? Got my Xagio hat on today. Let me open chat here. This is going to be awesome. And let me share my screen. All right, cool. And let me close some files. Let me make sure also Fathom is running. [0:58] I'll probably trim the start here a little bit. Oh, man, I got a lot of windows open, guys. I'm literally working, working to get everything out for the webinar. Oh, Lord. Freaking Fathom. All right. Sorry about this. I've just got to get stuff going. I feel like I just can't do things without Fathom anymore. [1:43] The URL is invalid. Of course it is. Look, I love having the recordings. I know you guys record stuff, too. That's cool. Oh, my God. Log in. Maybe that's what's wrong. All right. See now if I can add Fathom to my meeting so that you guys can have a good replay experience. [2:25] You're like me. You got 70 tabs open. Hey, Mark. Hey, Brian. Yeah, you know what? I'm literally supposed to have this stuff ready for the webinar, but I'm like, "No, I got to do all this killer s**t first," and this is going to be awesome. Let's see. Previous. Is this a webinar or is this a meeting? Just said I need must be on vacation. I'm always so busy. Is-- It's the 27th. Is this a webinar? [3:09] Please tell me this is not a webinar. No, we're in a meeting, right? No, I'm in a webinar. So Fathom can't record it. Whatever. We'll figure it out later. All right. I do webinars, so we can't all come on and chat on top of each other and s**t like that. So let's just get started. I'll figure out the rest later. First of all, welcome, everyone. Tanya, let me find you and promote you. Holy man, I literally can't deal with 50 things on at once. I'm going to promote you, Tanya. [3:58] Did that work? I think it worked. I promoted you to a panelist, so watch your camera. If you talk, you show up. This recording will be available for school VI-- It'll be available for everyone, Ben. This is not specifically a VIP member webinar. This is for everyone and anyone, for a couple reasons. Number one, we crossed 5,000 members inside of our school community a little while ago, actually. We're up to, like, 5,300 members in here, and we're celebrating that, which is awesome. So I really, really appreciate the support of everyone and how fast this community has grown. We're the largest lead gen school group on [4:56] school, which is awesome. I'm not about to meet Hermosi anytime, to be honest with you. I think the guy's brilliant. I'm just too busy to do s**t. So I'm not after that or anything like that. It's just I know some people worry about that kind of s**t. I don't care about it. So thank you to 5,000 members. The next thing is that we have a new product update coming to Xagio soon, which is our HTML website builder. We know AI is obviously affecting everything, everyone, and I wonder how the WordPress guys feel about it. I just feel like HTML sites are up and coming in a big way again. [5:44] It's like 1990 again. And HTML sites are on the rise again because of AI builders, code, stuff like that. So we're just keeping Xagio with the times. But the cool thing is that we've obviously built this update with everything we know about everything. So I think AI website builders are cool. I think there's a lot of options out there. I think they're awesome. But a website is just a website unless it converts, right? So if you can't rank, if you can't get into AI overviews, if you can't convert the paid traffic, then a website is really just a digital file existing in cyberspace, right? [6:29] So the thing that's a little bit different about us is we really focus on what it takes not only to rank and rank quickly, without backlinks, without social profiles or citations and stuff like that, just really solid on-page stuff. We really focus on how to rank quickly. And we really focus on what happens behind the website that's important to search engines, to AI, to build those sites as well as not building for the sake of building, but building for the sake of the demand that exists. And I think that's something that sets us quite far apart from a lot of other builders. Being so heavily involved for so long in what I do, I've seen a lot of them. [7:24] And I think we're the only one that approaches things the way that we do, and the results really speak for themselves. And we've seen insane results. And actually, while I'm talking about this, I'll just go back to our community here, and I go to the wins column. And if you look at it, there's so many wins posted in here. AI overviews, Suryanshu, I have to give so much credit to Suryanshu. He's actually on my team, and he's kind of the lead man behind how do we get lead gen sites mentioned in LLMs and AI overviews, and he's really, really nailed that. But as far as rankings, we're seeing stuff, 24 hours ranking number two, and that was concrete leveling. And I'm going to be very transparent, show you guys a lot of stuff, okay? I'm very open source, and I like sharing transparency or being transparent with you guys because I believe what we do needs to be known and needs [8:23] to be seen for real because it's amazing. It's amazing on its own. It's not about marketing tricks and clickbait head titles and s**t like that. That's marketing stuff. But the things we're seeing and the things we're achieving are literally insane. And it's not just happening to us as the owners of the product and the builders and kind of the pioneers of the strategies. It's people just using our product and just saying, "Look, do what this product was built to do." We've automated so much of this process. And there's tons of it, 24 hours ranked number one for commercial plumber, 30 days, another page one-er. Number one list for 24 hours, water damage, Charlotte water damage. Carolyn, first number one, hit number one in three weeks. [9:04] That was for a thousand search volume keyword. Conversions, selling sites, ranking number one in water damage, ranked number one in less than 24 hours. Another number one ranking site. Number one in six hours. That was Pool Builders Davie. So the reason I'm showing you guys all this, and we're going to go into much more deep detail. The reason I'm showing you all this is because when I say, an AI website builder, I mean a website is just a website unless it's marketed properly, right? And that includes search or ads or social or whatever it is that you might do. We focus specifically on search, right? And now search, including LLMs, AOS, AOI, all that s**t. [9:45] We focus very heavily on that, and we build very heavily for that, and it works, right? Our processes work, and they break a lot of rules. They really do break a lot of rules, which some people-- The cool people are like, "Man, that's awesome," when they try it, and then there's a lot of doubters that fight it and say, "Yeah, but, yeah, but," and I don't give a s**t, to be honest, because I've seen so many amazing things come out of our builds, out of our software for our users, from their builds and stuff like that. I don't give a s**t about the yeah, but guys. They can yeah, but themselves all over the place. I don't care. People are getting results, and they're getting results fast using our products. And our AI website builder is an evolution of everything we know about our process. So it's like our engine, right? [10:33] Our brain, our step-by-step process of how to build a website properly, how to get it ranked quickly without backlinks, how to get it mentioned in AI overviews without authority on the outside of it. All this stuff. A lot of people say you can't do this. I had a chat with Google the other day saying, "You can't do this," and I was like, "Yeah, I do it all the time." He's like, "Well, s**t, I never thought about it that way," this and that. We've taken all of that experience, right? My entire life of experience and put it into the background of our AI website builder so that your job really is just to choose where you want to go and click build. It's the prompts in the background, the process and the order of the process is all taken care of for you. So I want to show you that. [11:21] We are going to build-- And there's one more thing, the third thing. We are going to build a website live today showing you that new Xagio studio. I do expect it live on Monday for our private users. They're going to be the first real live group to use it before myself and my team. That's going to give us over 100 users in there using it, and they're going to iron out the final things, and then from there, we're going to go public. So I expect this to happen very early in September for all Xagio users to be able to start building sites with studio, and it's absolutely insane how good it is. The third thing is kind of related to this post, but more so-- Where is it? Let me go back to the community. [12:07] I'll show it to you on the Facebook group because I posted it there. Basically, a few months ago, I decided to get back into pay-per-lead marketing. Just go over here. Yeah, and I made this post just recently, and this is really about what we're talking about today. But a few months-- I'll just read it, okay, because I already wrote it. So $1,000 per month with pay per lead. Like, okay, a few months ago, I decided I would try the pay-per-lead generation model again. I've always focused on local, right? But that's like agency rank and rent, lead gen, anything local, right? Not affiliate and stuff like that, or e-com. [12:48] I always focus on local business owners, and I always have. Kind of a blessing in disguise. But I also decided I would start teaching my methods if I could hit $1,000 a month in earnings because I truly wanted to vet that my process works in the PPL space. But I actually ended up changing my mind on that. In my private community, I started teaching what I was doing pretty much right away. It's called a done with you, where people, my students and I, we together build together, right? Every couple of days, we get on a webinar together, and we build and I show them what I'm doing. And the reason I started teaching before I hit my goal, before it was truly vetted, right, was because there was really early signals really early on. [13:34] Once I started going into pay per lead, I was like, "Geez, there's some real good prompts here, right? And I'm pretty sure I could scale this. And based on my experience, everything I've done," I was like, "I need to start teaching this now. Why wait?" Right? Because I already know how to build and rank sites very fast, right? Using the AI builder, using Xagio Agent Dex, which is the AI WordPress builder that we already have. And all those results you have seen have been based on that WordPress builder. So I already know how to build sites. Users already know how to rank and build sites. So again, we're talking like sites that are built for just dollars and in just minutes that rank as fast as six hours or eight hours. [14:15] Now, those are the best of the best. I'm not saying 100% of sites rank that fast, but we see it a lot, right? So I already knew that part. And getting those websites traffic is really step one, because monetization is step two. So prior to PPL, what I would like to teach people is what I call direct-to-buyer method, where your site starts generating leads, and then you go prospect business owners to take a free trial of those leads, and then convert that free trial into a monthly recurring retainer to maintain the leads, right? So direct to buyer as a monetization method. Pay per lead is slightly different because a buyer's already in place, right? [15:00] Like a network, a pay per lead network, and there's a lot of them, right? But they're already buying the calls through their network of buyers. So you just direct the calls instead of prospecting. Like once you're generating leads, instead of prospecting and doing the sales route with clients, you just say, "You know what? I'm just going to forward the calls to the network, and they're going to pay me for qualified calls." Now, there's ups and downs to both of those monetization methods inside of lead gen. And prior to me getting back into it, I was like, look, I just don't really love the PPL thing because, I mean, I'm sure-- Give me one if you've heard of issues with networks or connectivity or calls or payouts or you don't really control things or much, just give me a one if you're like, "Yeah, man, I've definitely heard of that." And I don't know if you guys can see the other chat. [15:47] Can you see other people chatting, or can you just see what I say? I don't know. Scrub leads test. Hey, man. But yeah, there's no chat. S****y. I'm going to try and set that so that everyone can see the chat next time. But yeah, I mean, we all knew the problems, and I was of that same kind of line of thinking, like PPL is not worth the problems. Whereas, if you're comfortable with prospecting and sales, which a lot of people are not, right? But we teach methods in our direct-to-buy side, of course, on how to make it super easy. And I'll just tell you, reach out to business owners and say this, "Do you take referrals?" Right? That opens the conversation. [16:30] Everyone's going to say yes. They're going to tell you they take referrals. They're already positioned to say, "If we take referrals, we take leads," right? And then say, "How much do you pay for a referral?" "Well, I pay this," or, "I pay that." Right? So there you go. Nugget number one. It's the easiest prospecting method in the world. And from there, you just have to do what we call a white glove experience to get people onto a free trial properly and then onto a paid retainer, and then you can scale from there, okay? Teach that in high-level detail. And that method, the direct-to-buy method, is what I've primarily done and taught for most of my career because I like simplicity, right? I don't like problems, right? And PPL introduced a lot of problems for a lot of reasons. But what happened, and the reason I decided to get back into pay per lead is if we go back to classroom and we go to monthly live builds, okay, site number five, number two in 48 hours. [17:27] This was a live build I did on a webinar of a site called Water Damage Charlotte. So I'm going to go to this website, and you'll see it looks kind of weird right now. It doesn't look like WordPress, but that's because I'm doing this overlay testing s**t with software that we built to test different landing pages for conversions. But Charlotte Water Damage, I don't know why it's not going to load right now because I'm live on a webinar. But if I go to rankings, I think Charlotte's like three million people. We had a 320 search volume, $25 CPC. Somebody just randomly-- I even said, it's just like I'm going to do today. I'm like, choose any, choose a city, right? I don't give a s**t what we choose. I can do it. Built the site and within 48 hours, number two, number one, and it's got its blips here and there, but it's maintaining, right? [18:13] Even right now is kind of an interesting time because everybody's screaming about this new ... core update, the newest core. Everybody's getting hit, and it's like we ain't seeing it like everybody else is seeing it, but we do things, again, a little differently than everybody else does. I'm not seeing any hits. But yeah, the reason it came up is because when I was building this live, the owner of a pay-per-lead network was like, "Dude, water damage calls." He's like, "I'll send you $500 per call." And I'm like, "S**t, I only have to send two calls, or two qualified calls I should say, in a single month to make that $1,000 mark," which is typically the mark I want to make with a lead gen site, right? I'm like, two calls, I'm like, okay, you know what? I know the guy, he's the owner of the network. [18:55] That in itself reduces a ton of problems if I have direct access to the owner of the network. Number two, the call payouts are ridiculous, right? I didn't know, or I didn't care, or I just wasn't focused on it. But I was like, okay, you know what? We'll give it a try. So I started getting into pay per lead again to see if I should give it a go. And me and my freaking mind and sidetracks, but I started teaching right away pretty early because I started seeing really early results, right? And I knew, this was another important one. I know, and I preach this on webinars all the time, fail fast. Fail fast. [19:41] You should hear me on my private webinars. I'm yelling at people. I'm like, "Do something." I don't care if it's right or wrong, but do something, right? But I know that failure is as much a part of success as success is itself, and so why not teach people and show people what I'm doing right and what I'm doing wrong, right? Knowing what to avoid sometimes is a lesson in itself. So I started teaching it right away, and I'm really glad that I did, because my revenue trajectory is moving fast. So in August, so far up to the 27th, I'm at $591 in revenue, which is, what, 60% of the way to my goal right now, which is awesome, and again, like, ooh, $591. No, it's not. [20:28] Well, it is a lot of money to some people, to others, they're like, "That ain't s**t, bro." But it doesn't matter to me because it's about trajectory for me. It's not about a snapshot, right? And it's like man, when I started this, I was making nothing, and within I think four months, I'm already at 591. And during that whole time, where I went from I'm starting this to I'm now making around 600 bucks a month, there was a lot of testing going on. There was a lot of strategies that I was like, maybe we try this and maybe we try that, and we do it like this or do it like that, right? And there were some real huge wins. There was one win in particular that really drove revenue conversions up, a 5X measured, 5X increase in call conversions that led to this. [21:16] A 5X on existing traffic. That means I didn't increase my rankings, I didn't increase my traffic, I increased call conversion, right? So it's kind of like a free win. So now if I go increase traffic, that 5X maintains, and that 5X maintains when I do what? Scale. Right? So I learned a strategy, right, that works. And the only thing left to do-- So this number isn't the showstopper. The trajectory and the wins and the tests that gave me data that I could work with are the wins, and it's my revenue growth, because I know what converts now. And this is the important part, so I just have to scale it, which is honestly the easy part. Scaling is so easy because once you have a system that works and it's repeatable, if that system is also fast and cheap, it becomes extremely scalable, right? [22:14] And fast and cheap was what we won before we went into PPL. Ranking fast, ranking building cheap, right? And AI had a big part of that, as well as the tools that we developed had a big part of that. So that's what's got me really, really excited in part three of this. Number one, 5,000 members, yay. Number two, brand new HTML site builder going live in the next couple of days. And number three, the new PPL strategy has proven itself and all that's left to do is build, right? Press buttons and scale, right? And the really, really cool killer part about this all again, guys, is everything we've done, all these tests, 100% based on organic. [23:01] And this is cool because I've already seen some questions coming in that I'm going to talk over. This is all 100% organic, meaning people think that AI has killed SEO, right? And it's like, it hasn't. It's just shifted, so shift with it, you know what I mean? Figure it out has always been my play. If there's no problems, there's no business. We solve problems as entrepreneurs. So 100% organic rankings, no GMB, no GBP. That's another one. I can't believe how big that is. I can't believe how many people think you need a GBP to be successful. I can't believe how many people sign clients on spammy GBPs, right? And that's such a bad idea. And the other one, no backlinks, another big one. [23:47] And that's another terminology that as AI progresses is really, really changing. Do we need backlinks anymore or do we need citations? Well, we need backlinks to rank and we need rankings to be cited and there's this whole evolution happening with the LLMs and the AI and how things work, and it's almost like backlinks aren't becoming as important, you know what I mean? As getting the LLM scrapers. But I think they're still both important, but there's definitely a good shift happening. But we don't need backlinks, right? We're doing things so well that we're ranking these sites that fast with no backlinks, right? No citations, no social. [24:29] Sites take about 15 minutes to launch, cost $15 for the domain, and I'm saying $10 to $20 for the AI, but that's really pushing it. It's a lot cheaper than that, right? So we got three really, really killer things to cover today. But there's one more thing I wanted to mention. S**t, it came up in one of the chat. Ah, whatever. I'll think of it some other time. Oh, I can answer that question too, Omar. He said, "I appreciate your transparency. What percentage of site builds you make rank quickly on page one?" I don't have that number. I thought you were going to ask a different question. [25:13] But if I had to give a guess, I'd say 20% to 30% of my sites will rank extremely fast and hit page one or number one with no backlinks, no sites. About 20% or 30%, right? Mads, that's the other question I thought someone was going to ask, and I kind of actually already covered it. So I do want to cover it with you guys, just so you can see the answer. This post kind of blew up a lot more than I thought it would. But someone asked that, and I answered it. So I just want, rather than try and do the calculations again. It's something like this, okay? I think it was like 27 websites I've built that are in different stages of completeness for my PPL strategy, 27. [26:01] Which to me is not that big of a number. But eight of them are producing revenue, right? Three of the eight produce 80% of the revenue, right? And that in itself is like, as I'm learning the PPL and what niches and what strategies and what conversions and how should the website look and what should it say, and all these things that we're testing, niche selection and stuff like that starts becoming more important. Location selection starts becoming more important. I remember now. Something else that's really, really interesting that I didn't mention here that I should have about what I'm doing. Oh, my connection timed out. [26:50] Oh. Maybe a lot of people visiting the site. Yeah, there you go. It's normal there right now. So number one, okay, we have figured out how to rank in any city, in any niche, okay? So like Charlotte, Miami, Los Angeles, right? These are the biggest cities in the United States, and we can rank in these cities. Now I really know what I'm talking about because I can remember the word saturation Right? Someone said something about, is this saturated? Let me go find that question. Can the method get saturated if 5,000 people are doing these ranking websites? So that's a great question, right? Saturation. [27:32] Everyone always thinks things are saturated. So I'll keep that in the back of my mind as I'm talking about this stuff. Number one, we can rank in any city, okay? The biggest cities, we can rank in any niche. Let's start showing some numbers here. Apatow.ad yield. Phoenix plumbing, Charlotte water damage, those are actually both combinations of very big cities, very big niches that a lot of people think, "Oh, you can't get into there. It's too saturated. It's too competitive." You know what I mean? It's like, well, it is if you don't know what you're doing, but if you know what you're doing, there's always a way in. [28:14] I typically refer to this stuff as c****s in the armor. So number one, you can rank big cities, hard niches anywhere if you know what you're doing, okay? And that is an obstacle that a lot of people don't even want to even attempt if they don't know how to do it. We can show you how to do it. Number two, and this one is the even bigger realization. It's actually massive. Small cities. I'm talking populations under 10,000, which puts keyword volumes well under 100 searches per month, because when you're in a small town and you're looking up a roofer, nobody's searching it because nobody's there, right? [28:58] So, that stuff, and I think up until recently, I was more teaching when we do how we do niche research, to keep your search volumes in a certain range, at least 100 to 300 or whatever for these types of sites. Those smaller ones, the juice ain't worth the squeeze, so to say. However, one of my most profitable sites, and when I do that breakdown, 27 sites built, eight producing revenue, three account for 80% of that revenue. One of those sites is in a town of 8,000 people, and it's one of the top producing sites that I have as far as revenue. [29:39] And the opportunity there is twofold, actually. Number one, there are thousands of small towns in the United States alone. There's also Canada, UK, Australia, and all the other countries. But if we just think about the United States, the strong US dollar, there are thousands and thousands of them, right? So when you start thinking, wait a minute, small towns just opened up as a revenue source. Okay, that's pretty awesome, right? And we can profit off them. Now, there's a hell of a lot more small towns than there are big cities, and if they can produce just as well, what's the multiplier factor on opportunity? It's huge. It's humongous, right? [30:23] So we no longer use a low population or a low search volume as a negative qualifier. It's now actually a positive qualifier, right? So that opens up a whole lot of stuff, and in each of those small towns, there's all kinds of industries that exist in those towns, right? There's roofing and plumbing and HVAC, and you think of all those home services, right? That's another huge multiplier, right? If we think there's at least 100 services times an extra 2,000 small towns, that's 2 million opened up opportunities. Now, here's the other one. Here's the really, really crazy one. [31:06] How do we do it? How do we break into these big cities, tough niches? And there's actually a really great post in this group. If you guys go to AI SEO, and you go to Classroom, and you go down to Controversial SEO, because everything I do seems to be controversial, Rank Fast in Big Cities and Brutal Niches. This is kind of the strategy, right? How to do it, and it's all laid out there for you for free. But what I'm saying is big cities and brutal niches provide a ton of, an even ton more opportunity. Now, here's why I know that. [31:46] So I'm ranking number one for, or number one or two for, depending where you are, right? Charlotte water damage, but I also have this keyword, this keyword, this keyword, this keyword, this keyword, this keyword, this keyword, this keyword, and probably a hell of a lot more if I wanted them to go find them. And the way we build is obviously exact match remains. And we love EMDs. We always have, right? I don't care what anyone says about them. If I resort back to this, there's a whole lesson on it. EMD is the most misunderstood weapon in SEO. They just have always worked. I don't give a s**t about what anyone says about them not working. I've built my entire career on EMDs working the entire time I've been doing them, and where I learned EMDs was from a guy named Jordan Montague Brown with a product that he released, I don't even know how many years ago, called Google Sniper, and he would build small little five-page EMD websites selling affiliate products, and he made hundreds and hundreds of thousands of doing it, created a course, made [32:46] millions more. But that was EMDs 20 years ago, and they were working, and they still work today, right? So now, if we think about that multiplier factor, and keeping in mind this saturation question, if we just opened up every city, and we just big or small, we opened up every niche, hard or easy, and then we look at the amount of EMD keywords available to us, it starts getting bigger and bigger and bigger. Do you guys see that? And I don't know who asked the saturation question, but is this kind of like, Ben, is this kind of opening your mind? Now, one more thing. .com, .net, .org, .ca. [33:35] See where I'm going with this? So there's some really interesting lessons, too, about duplicate stuff that I can't share it on here. It's in my private lessons. I'll just say this. What has happened, one of the things that maybe nobody saw coming, I don't know how smart people are and how forward-thinking they are, but one of the things that AI and cheap websites have given us the ability to do is test things very, very quickly and very, very cheaply. Because you'll all agree with me now, I'm sure, that it doesn't take long to put up a website anymore, does it? Right? I'm not saying that that website is done properly or improperly, but when you do it properly, I do it fairly well, you get to test a lot of things, right? And one of the things that I wanted to test was the biggest faux pas of lead gen, and that's duplicate content websites. [34:33] Now, I know there was already duplicate content pages as doorway page, location pages that Google's like, "No, no, no, no. You can't do that." Well, why'd they say in that long? Because it works, right? And we all know it. I think we all know it. Duplicate content pages with just swapping out locations is a doorway page considered as Google views it, and Google's against it, yet it works all the time, right? But duplicate sites, right? And that's something that's really interesting because I don't think it was something I've ever seen anyone really, really test. Because number one, I think prior to AI, who's stupid enough to spend all that time and money to duplicate a site when the chances of it getting slapped are no one really knows, but 100 maybe, right? [35:27] But with AI, we can launch domains basically for $15 domain registration plus a couple bucks in AI in a few minutes, and we launch them, and we push them out. And to me, the opportunity now is that AI has compressed cost and time so much that websites today are what articles were before AI when we used to pay 20, 30 bucks for articles, or you pay 80 bucks for really well-written articles and s**t like that, right? And now it's like, could you imagine today that you had to pay $30 for an article? And I even remember a point in time when SEOSurfer released their article writer service, and it was 30 bucks for a super optimized article and s**t. It's like, what the hell? [36:15] Man, these sites cost 10 bucks, and we're pumping them out like nothing. You know what I mean? So why not start testing some s**t? So I did. Started testing duplicate contents, and what I found, I'm not going to go too much over the details, but what I found is this You can do duplicate content sites and rank them both. I did. The issue is if the domain is the same, so like nichelocation.com and nichelocation.net, that's a no. That's bad. That's what I found out. But what if you did nichelocation.com and then duplicated on locationniche.com? That's okay. That works, right? But who the heck is going to test that prior to AI? And AI gave us the ability to test these kinds of things super cheaply. [37:06] So now having that knowledge, having those kinds of tests to lean on, again, opens up more opportunities, right? More properties, more positions. I've ranked number one and number two with that strategy of reverse TLDs. If you are going to have the same keyword, nichelocation.com, nichelocation.net, just rewrite the content and you're good again. So you got it, Omar. You can rank multiple sites in the same geo, in the same niche. You take every keyword, every keyword variation, you register up all them domains, and you build cheap websites on them all. Because what we used to pay for an article is now what we can pay for a website. [37:48] So why wouldn't you scale it, right? Especially knowing that these work to rank, they work to get AI overviews and LLM mentions, and they work to convert into revenue either way, whether you decide to go on a direct-to-buyer route or you decide to go on a PPL route, it doesn't matter. It's still revenue. That's just the monetization of the property. So the only thing you need to do is scale the property or scale the strategy, scale the number of websites. And the opportunity there is ridiculous. If you have a client, build a bunch of properties around their s**t. If you want to do lead gen, build a bunch of properties around a city or a niche or whatever. And speaking of the spam update, because it's big news and people always post links. Speaking of the big news, there were some lead gen operators who got [38:43] hit, but guess what? Can anyone guess what the main reason that they got hit was? We haven't got hit, by the way. We've seen some like this, but not like, "Oh, s**t." Rank multiple sites in the same-- Nobody knows it. No, not duplicate content, it was directories. AI-generated directory sites got hit in a big way. That's another thing that we do different. We've never really liked... There was days when we built products for that sort of stuff, but it was not like what I do now, okay? That was a prior lifetime ago. No, we don't do that. [39:36] Our sites are small. Our sites are typically five to 10 pages. They're very small. We don't use blogs. We don't do this topical blog b******t. We go after demand. And that's another differentiator. But maybe it mattered as far as, yeah, nope, mass pages with no traffic. It's not even necessarily the no traffic, but it's the indexation budget on Google and then the low-quality s**t, and we don't do that. We build small, and we build a lot. We scale. So big cities, small cities, doesn't matter. Niche doesn't matter. The strategy works in client SEO, agency SEO, pay per lead, direct to buyer, and any combination of all that stuff works. So how can this be saturated? [40:30] It cannot be saturated. If you guys knew what I knew, you would think so far the other way that you'd be like, "Woo-hoo!" And I did think that for a while, too, saturation. But what was saturated was my brain. It was saturated with ignorance. I didn't know how to do keyword research. I didn't know how to analyze stuff. So I felt because that wasn't there in my brain, I didn't know how to do things, it looked a certain way. And that's a filter. That's a brain filter that you have, whether you know it or not. But when you know, at least what I know and what some of my students know, you look at this and you're like, just there is so much opportunity. [41:11] There is so many ways that I could make this work. It just blows my mind. And a lot of it is thanks to AI. Because AI brought down costs and time. And then guys that had processes that worked built them into things like what we have, the studio, and are starting to leverage on that. Regardless of the changes that are happening with LLM, AI overviews, s**t like that. So that's, I think, the biggest part of most of my on-camera ranting, and I would rather just build a site for you guys. How does that sound? And then I'm going to make you an offer to buy my s**t. Okay, how's that sound? [41:57] And I'll give you options, too. So I'll take a couple questions real quickly before I transition over. I'm going to go over to this. This is Xagio Studio, so I can get rid of this celebrating we're live. Let me refresh this page. Yeah, there, we're live. Okay, so this is Xagio Studio, the HTML website builder. We're going to build a site today. I have no idea what it's going to be. I should probably log into Namecheap because I'm going to need it. So let me do that quickly. And you guys ask any questions you need right now that I'll answer before we start building. If you want to start suggesting niches, cities, whatever, I'm going to show you how we find them, because that is so important. Choose the wrong niche or city location and life's going to be tough. [42:47] And I'll explain why when we're building and finding that niche. Niche selection, guys, is what I call it. And it's important. Because if there ain't money or there ain't easy rankings and traffic, it's not going to work. But I'm going to show you what we built to make that step real, real easy. So I'm just logging into Namecheap because I'm going to register a domain today and build a site, and then I'm going to give it away today on... Anybody want to win this site? I charge $1,297 for these, and I'm going to give it to someone. Me, me, me. [43:33] Don't worry, guys, you'll be building them yourselves, too. Let me just log in here, 000397. Okay, so I'm logged in. What? Oh, that's the wrong code. Oh, yeah. Just post your questions, guys. I'm going to enter Namecheap here. And it's giving me signage issues, of course. Oh, that. Okay. Anybody have too many logins to registrars like I do? Okay, so I'm logged in. We're going to need that. I just got it ready. So let me back up and let me see a couple of the questions, and then we're going to build, and then I'm going to give it away. [44:17] "Ben, is there a package to get all the tools that I have?" Killer Amy, yes, there is. That package is what I'm going to offer today, Ben. It also includes my training, and access, like we do monthly lives and s**t, but we'll go over that when I get there. That is going to be the offer I make today to just buy everything I got for one price at a killer discount. Or you can just buy them individually, of course. Now, always thought, does 320 volume. Somebody said, "Does 320 volume times 25, 30 CPC, we get paid?" No, it doesn't work like that. I'll cover it. Appreciate your transparency. [45:01] I'm so curious what percent. I already answered that. So the difference in income came down to layout changes. No, it wasn't layout changes. I'll tell you this. What I called it was the permission gate on that 5X conversion change that I made. It was called permission gate. I covered that strategy explicitly in my private training. This is not something I'll give away on an open webinar. "Is the 20-step build SOP still the current process?" It is right now, but it's going to change very quickly. If they don't hit number one, do you still try to hit that or move on to something else? It depends. I don't know. For me, I'm more concerned with volume than everyone has to be a winner. So I typically will just move forward really fast. [45:45] But the other thing is if they don't hit number one and I want to bump them up, I'll just throw some links at them, right? Because links still work. It's just that I've gotten kind of spoiled in that I try to rank the sites without the links, and I try and rank them fast, and if it doesn't happen, I'm like, "Oh, poo-poo." And then I don't do what everyone in the world should do, which is like, okay, well, fix the problem, because you built the asset and you should monetize it. I just build another one. Should probably hire a VA to go back and build the back links to those sites. We have that strategy as well. Is that what Martin's tool does, build directory sites? Not quite. He builds more in single locations. [46:29] Majority of folks won't even take the action. You know what, Emmy, that's kind of sad but true. A majority of folks won't even take the action necessary for it to be saturated. Yeah, you could have 10,000 people being like, "We're lead gen-ers" and this is a rule that applies to all things, business owners, e-com, affiliate SEO, like anything in life, right? There's always the top 10% and there's always the top 1%. Right? And you get to decide which of those you want to be. It might be harder for you than other people, but you can still get there on your decision. You're 100% responsible for your own successes as well as your own failures. Don't believe that? Then you're the sucker, right? [47:12] Argue with me or not, doesn't matter. It's the truth. Okay, so looking to get more information on Zadgeo Studio. We're going to do that right now. Herc, once you build a site and it gets ranked and people want the service, but you haven't yet found a buyer, what do you do to maintain leads? Nothing. Once the leads start coming from the rankings, they typically stay. But there are strategies. The easiest one now that the PPL network strategy is working really good is you just send the leads to a PPL network until you find a buyer. So you're making money and establishing a base cost of revenue during the negotiation stage where the guy's like, "3,250." I'm like, "Dude, I'm already making more than that sending them to a network." Right? [47:53] Not in a d**k way, but in a nice professional way. But yeah, it does two really, really cool things. Having the PPL strategy working, it makes you revenue, buys you time, and sets a baseline that you can use in negotiation. Full backyard remodeling emergent. You guys are suggesting a lot of stuff. Brian says that's brilliant. The other thing too, I'll give you guys one more little trick here. For anyone that does lead gen, don't take one free trial at a time. Wait to see how it plays out. Take multiple free trials at a time. And let them know. Let each one of them know, right? You're on a free trial with two other guys and number one, whoever answers the phone first gets it first, and number two, whoever does the deal first gets it first. That creates instant FOMO, and it's real and it's provable. And someone's going to make a decision faster like that, and you don't have to repeat that prospecting to negotiation phase in a [48:49] linear fashion one at a time. You just stack them all up and keep bringing on trials until it goes, right? So, okay, I'm going to start skipping some questions now because they're getting a little weird. Is the PPL service available to... PPL's available to anyone in the world. So let's do this, guys. There's already a bunch of stuff in here. Okay? And I'm going to log into a site because one thing that's slightly different with the PPL strategy... Oh, by the way, I should mention that I uploaded. [49:33] So I don't know why I'm going to talk about this now, just I think it's so cool. Back in 2015 is kind of really when I made a more public breakthrough on the internet because I was doing really good with Rank and Rent in 2015, and I put it together in a little document, a PDF, how to make $1,000 a month simply by practicing your SEO skills and using the Rank and Rent method. Back in 2015, I did that, and that led to everything I have today, right? Because a lot of people downloaded this, kind of where I started. So I decided to take that original guide that I wrote and put it here on my website. So if you go to hercmagus.com, just right here, Rank and Rent guide, you'll see what it was. And the reason that I did this is pretty crazy and it's pretty cool. [50:19] So it's 11 years later, but if you guys read through this, what you'll realize once you see what we do today, the foundation and the steps of what I do have not changed since 2015. I do it the exact same way. I'm just way more efficient at it, and I have better tools. But how I do what I do is so insanely similar. So if you ever have a little bit of time, it's like 30 pages, not that long a read. Come here and check it out on Rank and Rent guide. It's free and it's open. You can read about what I wrote, and then we also have, down at the end, what it looks like today and at each step, if I was saying, "This is what I used to do that, and we now use a replacement," it's in the notes, right? So it kind of compares to 2026. Really interesting read. [51:16] Everybody can go read that. Just go to hercmagus.com, go to Rank and Rent guide. Now I am going to log in because we're going to build this site, and you guys have already suggested a whole bunch of stuff. I'll start with this. So, direct to buyer, you can literally go any city, any niche, it doesn't matter. PPL is a little bit different because you need to make sure that there's an offer paying in the location that you decide to build, right? So you can see the types of offers that we have on Rainbug, and this is done through LeadSmart with Matt Zebecovic. He's the guy that said he would pay me, and him and I got to start talking, and the cool thing is I got to be really honest with him, saying, "Matt, I don't really like CPL, dude, and here's why." And him as the owner of the network was like, "Well, I got access to Matt, and we already have a wicked two-hour webinar in our private [52:12] members area with me, Matt, and Seth, his CEO, talking about lead gen." It was such a good webinar. I actually want to release that one to all the free people. But anyways, you have to match a location. So say for instance, kitchen remodeling or HVAC or plumbing or water damage. Everyone loves water damage. They immediately think, "I want to go after the biggest 497 payout." Because I know that's the way people work. You have to make sure that the location that you're targeting. So think of waterdamageagla.com or waterdamagearizonacity.net or whatever, right? That has to match an offer. An offer has to exist. There has to be a buyer there, right? And I've seen a lot of people, and those directory sites are interesting because they target more services or more locations than what buyers are having, meaning calls are going wasted, and that I don't like that. I like 100% of my calls to be relevant. [53:11] Plus they got hit anyway, so that kind of sucks on its own. So number one, make sure there is a buyer, right, for your leads through your network. Now we have a deal with LeadSmart Inc. that anyone who is inside my private community gets an instant acceptance. No application process, and no matter what offer they apply for, they're instantly approved. The reason why is because Matt and I now are working together, and he trusts and likes my process. Even if you've never built a website before or you have an application in already or whatever, Matt knows I'm going to guide you the right way. [53:51] So he's going to skip that vetting process for you and just instantly approve you into the network and into the offer, okay? That exists inside my paid training. So now all we have left to do is find a matching location and keyword. Pretty easy, right? So if you guys all like water damage because it's got those big fat 497 calls, fine. Let's do water damage. Right? Now you've also suggested a lot of locations. Would you guys rather see me do this in a big city or a little one? [54:35] Knowing now what you know that I can profit from small towns. There's no offer there, Rebecca She said do it in Canada. Remember, step one, in PPL, you have to have a buyer, otherwise you're building for nothing except for direct buy, I guess. So I'm seeing more big, small. So we're going to go small. So we're going to go population. So we're going to do population. Let's do max 50,000. Okay? And there are all my locations. And we can do this in a couple of different ways. [55:18] So first thing we need is a domain. So I'm going to go to a software I created called Killer EMD. The advantage to this software, it helps you find keywords really fast and analyze how hard it will be to rank in Google. So we're going to go new search. I'll just start in, I don't know, let's go Concord. I like the word Concord. Water damage in Concord, New Hampshire. I'm going to do it like this. I'm going to search by-- Because I know the niche and the city that I want, I want keywords that are specific to that to see what is there. [56:01] So for that, I'm going to do what's called search by domain. I might relabel that, but location, we're going to do Concord. What was it? New Hampshire, right? NH. So I want to be specific just in case there's multiple Concords in the US. I don't know. Yeah, that's another good thought is pick a place that floods a lot. But water damage is water damage. It could be from dishwashers or tubs or whatever, but I like where you're going with that, Chad. If you like roofing, do it on coastal towns where roofs are going rotten all the time and mold remediation and stuff, do it in high humidity climates. [56:41] This is just smart. But we're just going to do it in Concord because who gives a s**t? This is more about the build than the super high-level tweaky thinking s**t. So let's go back to here. So we're doing Concord and then we're doing water damage. So I'm going to target United States. You can do this in any country. You just set the country and the language differently. And then here we have a bunch of sites ranking, and I'm going to automatically select, I'm just reading the titles, what look like local sites. And there's only really one on here, Southern New Hampshire and Maine. [57:24] Paul Davis, I know is a... I'm going to actually take that one, too. Because I know Paul Davis is a big directory. But I'm going to still pull keywords from him, too. And now I'm going to switch this to page only. I don't want to know everything Paul Davis ranks for. I only want to know what this page on pauldavis.com ranks for. Water damage restoration. This is a restaurant. That's another inner page of a directory style. So I'm just selecting it at random. Okay, so there we go. Keywords must include, because I don't like looking at 10,000 keywords. I like looking at 1,000 or 100 good ones. So I want to make sure every keyword that we pull back from these sites, so these are the number one through ten ranking sites for the keyword Concord, NH water damage. That's what just happened there. [58:13] It said, "Who's ranking on the top 10 for that keyword?" And then, well, what else are they ranking for? Because they're all probably going to be pretty damn relevant keywords to the location and the offer that I want to build a site for. Does that make sense, guys? Right there. And then keyword must include this. Only return keywords containing this. Three with my plan. What is that? That's weird. Let's go like this. Am I logged into the right account? Yes. Okay, so then this part, volume and CPC competition, I'm going to skip for now, but we're going to get back to that. One thing I will do is I'm going to set max. I know Concord's really small. [58:58] So any keywords that are over 1,000 searches, even 500, this is just from experience, is going to be filtered out. They'd be more informational. CPC, I want to make sure. I'm going to leave it small just because I'm specifically analyzing the ranking keywords of pages. I want to leave it small to see what's there, and I'll sort through it later. When we do this the other way, where I don't know what niche I want to get into, or I don't know what city I want to get into, I know the niche, these come into play a lot more, and I'll explain those in a second. So I'm just going to run it like this, minimum $5 CPC. There you go. Already nothing found. So I'm going to take out five, and I'm going to take out 500 and run it again, see what it comes up with. No keywords found. [59:43] So Concord is apparently those sites are not showing anything. So I'm going to do this a different way. So I'm going to go back to new search, and I'm going to say... Let me refresh this. I don't know what town I'm going to go into now. I'm going to try and match something. So we're going to search this time by niche, and I'm going to do water damage as my seed keyword. Every keyword I look at has to have this in it, water damage. I don't care about anything that doesn't. And then here, okay, I'm going to set some pre-filters. I'm going to say I don't want to look at keywords. [1:00:25] I'm going to set this basically from 30 to 150. Really low. Why? Because I know from experience and from data that Concord is a small town of about 50,000 people, or Concord, New Hampshire, is a small town. It just won't support those 1,000 search volume keywords. Those are near me keywords. They're a waste of time. By the way, I have a lesson on it, why they're a waste of time and what to do instead of targeting near me. But it's a small population. It's not going to have big search volume. So I'm going to say filter for a small search volume. Water damage, however, should have a decent CPC because it's a water damage keyword. But because it's a small town, there's probably not a lot of water damage businesses there that compete with each other. [1:01:14] So that will lower the CPC naturally, so I'm going to have to set this a little low. So I'm just going to go to... But if I set it too low, then I'll get a bunch of informational type s**t, too. So you've got to be careful about that, and you'll see what I mean. It's actually this is much easier in bigger cities than small ones. And small ones, remember, I just found out. I was like, "Holy s**t, we can monetize small cities." So I haven't done this a ton. And then AdWords competition, I'll set to something pretty low, knowing that a small city doesn't have. Okay, negative keywords, I'm going to say nothing with the word free in it, nothing with the word companies in it because that's directory style, nothing with the word job in it, stuff like that. I don't want to see that s**t. So we're going to get killer data in the United States, which comes with 12 months of search history, full volume CPC ranges from Google. It's just really, really rich data. Cash data is free, but it's old. [1:02:07] All right, so 636 results fit those criteria. So let's start looking at them. Now, the first thing I'm going to do is sort low to high volume and just start looking. Water damage Edmond. Don't know. It's 30, it's 21. Check domain. That'll check if there's a .com, .net, .org. And Get Kill Score tells me from 1 to 100 how easy is this to rank. The higher, the better. I've ranked as low as 60. But if you're above 90 on the Get Kill Score, chances are that it really increases your ability... So that's 92. It's really good. [1:02:51] It really increases your ability to rank without links. That's basically what it comes down to. Water damage restoration Albany, so there's another 90. Water damage Wichita. These are only 30 searches, but remember, guys, remember, that was one of the things Google said was like, "Well, if you're ranking in some small town, no one's going to call you. You're not going to get any calls." It's like, you're right. That's why we rank with 43 websites across 100 towns. Because we scale something that's cheap and easy to do. Water damage repair Phoenix. That's interesting. [1:03:32] Might as well grab that. Whoops. Oh, no, I got it. So we got 85s, 89s. We've got a lot of good stuff already. Fairfax, Virginia. I'm going to up the search volume a little bit, and I can do that right here in these filters. So I'm going to say let's look at 50, okay? 30 is actually what my roofing site is, and it's making good money. I'm kind of surprised by some of these. But you can see the ranges of those, 140. There's another good one. Okay, so water damage repair Houston, and let's get one more, and then we're just going to build. Okay, water damage, Smyrna, GA. The other thing, too, is once we have a little list of good stuff, we're going to go back and make sure that there's a location for that. [1:04:20] Again, one of the differences between PPC and direct to buyer, if it's PPC, there has to be a buyer. They have to be paying out in that location. We ignore zips. Okay? We ignore zips. I don't know about this whole zip thing, zip-a-dee-doo-dah. I don't do it. It's all about the name, the location, right? Anchorage water damage, like that. That's Anchorage, Alaska. Why not? Okay, we're going to pick one of those because I don't give a s**t. They're all above 80. I mean, I've ranked tons of sites like that. So now I'm going to get rid of these filters. I'm going to go to, oops, I'm going to go to back to my searches. Okay, so water damage, and we've analyzed six. [1:05:02] Okay, water damage Edmond, water damage Philadelphia. These are pretty good, right? Oh, analyzed five months ago. Let's refresh that analysis and let's refresh. These are looked at some time ago, so we'll just refresh them. .nets available, .orgs, good kill scores. So we have Edmond and Wichita, so I just go over here and I search a city. Edmond. Ed. How do I spell it? Edmond? Edmondson? Nope, that's not a match. So I'm going to ignore it. Where are we going here? What am I doing? [1:05:45] And then Wichita. I don't know how to spell any of this s**t. W-I-C-H. W-I-C-H, wich. So Wichita is not there. Witchif, did I spell it right? I know Philly will be there. Albany. We could do Philly. Albany. Here we go. Albany, and we're talking-- The one thing about this keyword, Albany, is it's not specific to a state, and I'm seeing there's Albany, Louisiana, Minnesota, Indianapolis. That does create a bit of a weirdness, because this keyword, water damage restoration Albany, is only saying Albany. So we don't know, this 30 is split up amongst all these Albanys. [1:06:42] One, two, three, four, five, six of them. And then I know naturally you guys are thinking, "Why don't you just build a page for each one?" And then it's like that's not how we do things. We're specific, and that's one of the reasons I think our s**t works, it's like there's no f*****g question about what our website is to Google. Ever. So, Anchorage. I like Anchorage. I don't know why. Come on, baby. Nope, and I'm going to have to do Philly or Phoenix. Philadelphia, water damage Philadelphia. You kidding me? Do I have something off here? Oh. [1:07:29] Okay, well let's get rid of the filters first and let's start over. Edmond. E-D-M-O-N-D. There it is right there. I had a filter on, that's why. Edmond's about 180,000 people, and that looks like it's in Oklahoma. Kyle, you're all over it. Edmond, Oklahoma. Used to be a truck driver. Been to all those places. All right, I'm liking Edmond now because I see a CPL payout. It's not the highest one, but that's okay. So let's build it. Okay, so I forget what we even chose here. Waterdamageedmond.net.org. Okay, so let's buy it. [1:08:17] Oh. Buy that new window. Bring this window over, guys. Again, a little transparency, right? You guys see me registering this s**t. Waterdamageedmond.net. I think Ringba's US only. I believe Ringba is. Add cart, check out. So that's $17. That's Canadian, though, so that's like $3 American. [1:08:59] It's like 12 or something. Okay, so now I own waterdamageedmond.net, right? And why do I feel secure about it? I just trust the process. That the kill score on KillerEMD is just not going to let me down. So I just trust the process. Where are we at here? Close tabs. Jesus, this is what I hate about a million tabs. Okay, so there we go. That's going. It has a 92 kill score. Just so you kind of know what is that, that's my personal process of analyzing the first page. [1:09:39] Now, here, if I relate this back to why does it not matter, we can rank in any city, we can rank in any niche. Why do I feel that way now? Because when you're going after water damage Edmond, I think a lot of people think you can't compete in water damage, or you can't compete in Chicago. Or it's saturated, or there's a million Legions doing it. But you're not competing against all that. You're competing against one thing. Does anyone know what that one thing is? When you're like, "I want to go after water damage in Edmond," what is the one thing that you're competing against? Baby, bam. No, first page of Google, that's right. The first page of Google, right? [1:10:26] That's it. 10 things. And that's what I think a lot of people don't get. You are literally, if you're worried about this keyword, you're not competing against the 17 water damage companies in Edmonton and the 400 other SEOs. You're competing against the 10 results that Google serves for this keyword. Does that make sense, guys? And a lot of people disqualify things because they don't think that way. So what the kill score does is say, for this keyword, this exact order of these three words, water, damage, Edmond, this is what the first page looks like, and these are what the 10 sites on the first page look like, and here's what they're made up of, and if they're easy to beat or not. [1:11:28] And it's analyzing all the things that I used to do by hand automatically now so that you just get a kill score and can go. But if you want to understand it, read this s**t or come to my training and I'll teach it in way more detail. But it's my process. I used to say, "Never trust a keyword difficulty score," until it was mine, which is kind of hypocritical. But I trust my own s**t. It's based on my experiences, my successes, my failures, so I trust my s**t. So anyways, now let's build a site. Because now that we have a keyword, we want to know how to build a site. Is it going to be one page? Is it going to be 50 pages? Am I going to have a blog on it? I already know the answer to a lot of those questions. [1:12:13] But we're going to build it. So I'm going to log into Zadio Studio now. We're going to go new project. What is the service? Water damage. What is the location? Edmond. Oklahoma, right there. I could also import... No, I'll skip that. Let's continue. This is Zadio Studio. How are we going to build it? I like to review my plan. I want to look at everything. So should I just look at my main service or main and closely related or everything? I'm going to look at everything. I want it fast because I'm on a webinar, or I want it standard because I want to save some money. Okay, do we have contact details? We already know the domain, so we're going to base everything off that. [1:12:54] So let me quickly... Oh, tabs. Open a Notepad. Okay? I'm going to be giving this away, by the way, guys. Domain and all. Okay? We'll transfer it to your accounts. Water Damage Edmond. Okay, so the business name is going to be what? Water Damage Edmond, not Edmonton. Edmond. Okay. Domain, we already know that. Water Damage Edmond. Email, don't give s**t. Help, we'll just have that. Phone number, we don't have one. Let's go get one. [1:13:37] It's a buck 15. Okay? I'm going to log in with my account on my software that I built to track calls, conversions, traffic in one place. Okay? And there's all kinds of cool s**t about this guy, but I'm going to create a campaign because this is going to be a PPL. So the way I name them are this, and then domain, so I'm going to add the domain. I'm going to create the campaign. This is going to be for water damage. So now... Whoops. Yep, there it is, Water Damage Edmond. I'm going to enter that campaign, and I am going to go to campaign phone numbers and click buy number. Ring rob in the country is United States. [1:14:24] And the city is Edmond. Right? Edmond, yes. That's all I really need. It's in Oklahoma, you said, right? Is that right? Let's see if there's any numbers available. Let's actually search that keyword again. Sorry, I just want to do this. There is a bunch of numbers, which is perfect. I don't care what they are, but I will throw another little nugget here, guys. Throw another little nugget. This is Oklahoma, right? It's got to be. Sorry, I'm doing things in a private browser. [1:15:09] Here. Okay. Edmond. Okay. Oklahoma. Oklahoma. Oklahoma. Oklahoma. Okay, good. We're good. Home of Oklahoma Sooners, never heard of it. So we do have a number. It's a 405 number. I'm good with that. I was just looking at what's on the maps. It's all 405s. Okay, we're good. I'm going to assign it to the campaign. It costs me $1.15 per month, plus usage. And I'm going to click configure. That just says when calls come in, make sure they go to ring robin, because it is a Twilio back end. So now it's configured, and I'm going to set up a call flow to go to my offer. Now, I already have been approved in Ringba for water damage, so I already have my number, my affiliate phone number. [1:15:59] I'm not going to use my affiliate phone number on the website. I'm going to use a number that I own and control, and I can point anywhere. I can point this number to a client, I can point it to my mom, I can point it to a pay-per-lead network. I control the number. It's my number. Okay? That's the point of that. Now, all I'm going to do is build the call flow. And I already have my templated call flows, and we're going to do water damage, which is right here, apply, and save. Okay? Done. No thanks. Okay, so that's the call flow. It is now going to forward anybody that calls that call flow is going to forward to my water damage offer. Pretty sweet, right? [1:16:41] Except I'm going to change this to Water Damage Edmond. Right? Edmond? Okay, so I'm going to update that. Okay, and now it's that, and I'm going to get on my phone, and I'm going to do a live call right now. 1-405-696-7310. I'm going to put this on speaker phone, guys. I'm going to go to my leads here. Okay, I'm going to go to my call leads, and I'm going to call that number right now, and you're going to see something pop up on my dashboard. [1:17:29] Thank you for calling Water Damage Edmond. How may I direct your inquiry? Oh, geez. It's really choppy, hey? Great. Okay. Great. So did you hear that, kind of? As choppy as it was, I don't know what's going on with my phone. And now if I refresh the screen, there you go. Water Damage Edmond just received a call. Right? Everything works. Boom, now I'm tracking. So let's build the site because we need to go back here and give it a phone number that we now have. Sorry, got to go to my campaigns. Going to go to... Just looking for that Edmond number. Enter. There we go. [1:18:15] So this is my phone number. Okay? So we're going to give this to studio. The address, don't need to worry about it. It's city, Edmond; state, Oklahoma; country, US; zip and postal code, I want to give them something that's real. I don't know what the zip and postal code is for Edmond, so I'm just going to look it up from someone else. It's 73013. I'm going to use that. Now, I don't have any Google Business profiles, Facebook, Instagrams. If I did, I would add it. This information gets baked into the website automatically so that it's completely relevant, as well as the schema, so that it's completely relevant to the situation. I'm going to click continue. Do I want a logo? Yeah, let's generate a logo. I'm going to just randomize. [1:18:59] Water damage is going to be blue and white. I don't know if that looks good. Choose the kind of logo, and then I'm going to generate it. Watch out. This is the build phase now, guys. Watch how fast this happens. I don't know what time I started this, but this is going to be awesome. It's going to be small. I know that, okay? The sites are going to be small. So there's my logo. Good enough for me. I'm going to crop it so it looks good on a website. Here we go. Okay, if I didn't like it, I could generate another one or supply my own. Okay. Do I want to generate unique images on every page? Hell yeah, I do. [1:19:39] Do I want it based on the logo I just created? Hell yeah, I do. Do I want my images to have my phone number and my email or website on them? Yeah, I do. I'm going to show my phone number and my domain in my AI-generated images so that I have an automatic trusted website that looks like it is right. Wait, connection lost. Why? We're not going to do this on a live webinar, are we? Maybe it's because I'm in Cold Eagle. No. What? [1:20:29] Sorry, guys. Now I got a message, guys, to see if anyone's building in my team. This is slowing me down so much. I would've been building already. Let me quickly... Oh, I think I know what... No, that's not right. Sorry, guys, let me just quickly confer with my AI agent here. New chat. Bring this in here, guys, can see this s**t. [1:21:11] The studio down. Trying to build. And on the... What page am I on here? This is fun for you guys to see, too. I'm on build page. I'm on this page. There we go. Let him go check what's going on. How do we get access to Xagio Studio? It's not the same dashboard that we use. No, it's not. It's brand new. It's not released yet. [1:21:54] It's coming out in, like, a week. This is part of the reason I'm holding this webinar is to demonstrate the new HTML builder that we got. Okay. I'm sorry. I'm going to have to start this over. I'm watching my AI talk to me now, and he's saying, "No, everything looks okay, bro." I'm like, "Well, it isn't." Okay. Let me start over. Water damage. Okay, time this. Edmond, Oklahoma. Continue. Let me review it. Everything related, priority. Continue. I hate this part. Data domain. [1:22:40] Help. You know what's another cool thing? 247. That was a pretty cool email. Water damage Edmond. God, you can tell I'm so used to typing Edmonton, it's where I live. I should have pasted my phone number too, into my little Google sheet here. So this thing, I always keep it handy just for when I need to copy and paste quick. Okay, so let's go back to studio, phone number, Edmond, Oklahoma, US. And what was the zip? Oh, Jesus. Did anyone remember? You know what? Forget it. 3011, okay. Oh, no, I'm giving this away to someone. Let me build it right. Sorry, guys. I've got to look up a zip code for Edmond. [1:23:22] I'm going to build that in so that the software just looks it up and says, "Here's a zip code that works," okay? Everything that is annoying to me will be annoying to you, so I'll fix it. So now we got 73003. And I'll just Google Edmond, Oklahoma zip codes map. Okay. No, 73003 works. 73003. Okay, continue. Generate logo. Randomized water damage colors. Ooh, I like that. Let's go with that combination. You choose the style logo, generate the logo. [1:24:23] Crop the logo. Looks good. Crop. Come on, baby. Don't die on me now, I'm on a webinar, bro. This is unreal. Show phone and show domain. Build my site. Unreal. You know what, guys? I'm sorry. I literally have been building all day, all night, never ran into this, and then I go on a webinar and... I've got to finish talking to my AI here. I'm just getting a quick answer. It literally should take three minutes. [1:25:34] S**t happens. Yeah, I know. I just hate when it happens live. Especially when literally I stayed up till 2:00 in the morning working. My son came downstairs crying, "Dad, what are you doing? I'm scared." And then I was like, "Okay, fine, I'll go to bed." Wake up at 5:00 in the morning, three hours of sleep, to work on this, make sure it's ready for a live demonstration. And I see this for the first time ever. Well, I appreciate that. It is pretty awesome. Let me quickly log into this, and that should get me access while I'm waiting for my AI to tell me what the hell's going on. Just p****s me off. Sorry, guys. [1:26:27] It happened to Bill Gates and Steve Jobs on live product launches. Literally. Oh, wait. Long load on just my own website, am I? Wow, what is going on here? Is the internet down? Like those images where it shows the whole internet standing on that thin little pillar, which is Cloudflare, and if Cloudflare goes down, the whole world goes down. I'm going to log in here. Does that work? Okay, that works. Okay. I'm doing this bro, because there's a lot of-- Internet seems fine, yeah. You're right about that. [1:27:24] Unreal. Can't get into my s**t. Well, here I am. Okay. Sorry, guys. Apparently, it's working in the background, and I'm dumb or something. I don't see it. Just so you guys see what I'm looking at here. [1:28:24] Well, at least did you guys, have you learned any stuff yet? As far as, the demo goal is not the best, but any little nuggets you pick up yet? "Tell us the process from here if it's temporarily down." Sure. So from here, when the build is done, okay, it'll look like this. Okay, so you'll get a group of keywords that you get to say yes or no to. It automatically clusters everything. So it finds everything and automatically clusters it for you, writes everything, writes up a nice little content plan with unique images. It does it all, okay? And you get to choose, "I want this, I don't want this," but the initial keyword research and clustering that it does is really solid. Really solid, okay? [1:29:12] It looks like this once you're past that step. When I clicked that button, I was supposed to come to a screen that looks just like this, right? Where if I say, I want to drag this keyword to, I'm not sure, I can put it unassigned, or if I wanted to create this company's page, I don't remember, I don't target those. I could drag that here, it creates a new page, yada, yada, yada. Right? So you just move things around based on the initial work that it gets. It takes literally seconds, okay? You choose one of them. It'll automatically say, "We think this one is going to be your homepage. We think that's the best bet." And it'll say, "Set it as homepage," but you can choose any one, right? Once that's done, you click optimize. [1:29:54] Now, it takes all these keywords and starts writing your plan for you. We're going to build this page and optimize it this way, right? And then it'll provide you options if you want to do it or whatever, but I suggest leaving it alone. And then when you're happy with that, you say, "Okay, this is my plan. This is my wireframe based on demand." And when I say based on demand, do you guys know what I mean there? This is the s**t that people who want pool builders in Denver are looking for, right? We're not guessing. We're not using AI to say, "Tell me all the keywords that Denver pool builders should have." That's a guess, and AI's s**t at guessing. AI's great at data. [1:30:40] We're literally analyzing the first page of Google and saying, "This is what people are searching for that's related to your pool site," or whatever it is. Okay? I did pool researching here, and we got-- and so I turned it into a pool builder site, okay? But it's literally saying for it, and it's saying, yes, super high intent, non-transactional, clustered into topical authority for you, and then optimized without cannibalization, all done automatically in seconds. Then you're like, "Do it. Build it," right? Then it goes and it builds the site, and you'll see this, right? And you'll see the site like da, da, da, da, da, da, da. And then the site's built Right? All 100% unique content, all in about, I don't know, three to five minutes, depending on the amount of pages. [1:31:31] Right? And if you had said, that logo, this one doesn't have a logo because I built this one to be more logo and brand free, so I just skipped all the logo. I said, "I still want unique images for my page, but I just don't want any logos or branding." So it did this, right? So now though, when the site's done, okay, you get to talk to the AI. So let's do this. Let's say give all the images some sort of cool hover effect. Now you just talk, right? So there's the image as it is now. The AI's reading and going to do some s**t to your site. [1:32:21] This is what they look like. They're beautiful. Right? And you do whatever you want. So book your free inspection. PPL guys, one tip I'll give you, you don't promise things that you don't know. So I'm going to say remove anything that promises free inspections or quotes from all content and buttons, right? I'm not editing the website. I'm getting the AI to edit the website for me right here so that I can get it to a point that I love. When we need to choose te-- there's no templates to choose here. [1:33:05] Every site is 100% unique based on what it is, where it is, the color palettes you choose. It's 100% unique. No templates. Okay, removed also. They say schedule consultation, blah, blah, blah. So I can literally request anything I want here. It'll do it. Now, when I'm happy, right, and I will give away that website that I built, guys, later once we figure out what the hell's going on. When I'm happy with it, I'm like, "Okay, I love it. I want it live." I click Publish. It asks you what domain is it going to go on. [1:33:46] So let's say this one happened to be Denver Pool. That's a little error there, Denver Pool Resurfacing. Okay. I click Continue, and it'll start asking you the hosting setups. Do you want us to handle it for you? Do you have your own Cloudflare account? Whatever. It'll say set it up for me. And now, I'm not going to actually do this, but when I click Publish, okay, what this is going to do is set up a hosting account for you on your Xagio platform, right, and just deploy everything for you automatically. [1:34:30] And it's done and it's live, right? And then it lives here. Or if you don't want to deploy to our hosting, which is insanely cheap and it's not an extra bill, it's all in one place, you can download the files and upload it to whatever site you want. And then now this project lives here forever. An example of a hosted site live right now, Fire Damage Restoration Atlanta. This, I believe, is the very first live Xagio Studio website that I built, I don't know, two or three weeks ago. [1:35:19] Nice little tip here. I like to try and find a call tracking number for fire sites that say fire, stuff like that. Or if it's water damage, I'll try and make it like 470 or 40 water, just look for those kind of... And then I can design it to look really cool. And I'm talking this is full on sites. I have more, I'll show you more what they look like. Okay, but a website's just a website. Who gives a s**t, right? Rank tracker. Actually, you know what? Let's do this. Let's go to the rank tracker. [1:36:01] All your keywords get added automatically to the rank tracker as well. Where is he? Right here, Fire Damage Restoration Atlanta. My main keyword is this one, fire damage restoration Atlanta. I track these other ones for a super crazy strategy that I can't really tell you about, but there's a reason I do it, but it's very cool and very important. It is ranking number 10. So I built it on Sunday, August 2nd. It sat at 30 and bumped up to 14, and now it's moving slowly on the first page. Zero links. Okay? Brand new registration, domain, zero links, zero citations, no nothing, right? [1:36:51] And let's go to Ring Robin, go to Leads, go to Calls, and we're going to go search fire D. August 6th, 20th, 25th, and 25th. This is who called, the from number, Atlanta, Georgia. Atlanta, Georgia. I like that. That's one number. Oh, no, sorry, that's two different numbers, but both 470s, and then two from Sacramento. Maybe spam, maybe not. But I'm getting local calls already. It's not even on the first page yet. Why? BB AI reviews. It can happen fast, right? [1:37:39] Let me talk to my AI for a second. Ran out of slots. Are you kidding me? Such a stupid bug. We have a thing where it's like you can't be building 1,000 websites at the same time. You have to archive something first. And I think that, like I said, it's a brand-new software and that's the kind of stuff we want. That's the kind of stuff we want to find out. It's like, oh, s**t, I didn't set the slots. Okay, so I'm going to have this fixed in three minutes and I'll build someone a site. I'm using this account. [1:38:35] And I'm telling my AI that... Hold on, just show you because I think it's funny stuff. I'm using this Gmail and the slots are... Add the slots manual for now. I'm on a webinar and I look like an idiot. So my AI will go fix that. So, there's literally nothing here, guys, that you need to do extra. You know what I mean? And I'll move to the offer, because I do want-- I told you guys I was going to make you an offer. [1:39:16] I'll move to the offer and I'll talk about it first a little bit. You could buy all of my softwares individually, okay? So, you could go to xagio.com. And Studio, what we're looking at right now, is literally brand new. And it will be out to all users, all paying users, not free users, of course. S**t, I go broke it. But anyways, it'll be out, I'm assuming, the second week of September. It will go out to beta, to my private members, which is what I'm going to offer you guys to join right now. The private membership will include this account, the biggest account we have, which bills for $2,500 a month, okay? [1:40:01] So give you an idea of the price right off the top of your head. It will be expensive, right? If you consider that expensive, depending on what you do. Credits, we run everything on credits in the system, and even hosting, right? Anything you do inside of Studio, anything you do inside of Xagio, it all runs on ZagCredits. So you just go No additional hosting bills, no additional this, no additional that. There's one discrepancy I'm going to talk about right now because this right now, this agency plan that you're going to get in this offer, you can build about 720 AI sites per year. That's on the WordPress side, because we also have a WordPress AI site generator called Agent X. The studio one, that builds HTML sites, is going to be about two times as expensive [1:40:58] as the WordPress one. The reason why is AI is doing all the work in the background, and that ain't cheap, right? We're working as much as we can to lower those costs for us so that we can lower those costs for you. So, you could consider it 700 or whatever, right? Or 360 sites per year hosted and s**t like that. This is the plan that will be included. You'll also get access to Killer EMD. You'll also get an access to an unlimited RingRobin account. Literally everything you need to do everything I showed you today and more, because you're going to get access to a whole bunch more softwares like how to find really premium high price domains that rank faster for pennies on the dollar called Killer PBN, a communication software that I manage. [1:41:48] Literally everything, plus my training, okay? So that is on school. And I'm going to just quickly-- Oh, Jesus. My phone's going like berserkers here. Okay, so this is the free group that everyone's in. The private one is this one where we really teach everything. This is the classroom. This whole thing is how to do this with direct buyer. This one whole thing is how to do it pay per lead. Live training replays are the monthly live training replays. Monthly asset builds exist in both group. It's mostly this. [1:42:32] The direct to buyer strategy and training, the pay per lead strategy and training, the live monthly training, all the resources. Oh, s**t, I'm not supposed to show that. Now I'm going to have to rotate those passwords. But there's a really nice thing for anyone that's like, "How do I do this?" And, "Do I have to watch a bunch of videos?" And it's like, well, you should if you really want to be serious about learning this s**t. But one of the nicest things we did, and the reason I was at the start of this webinar, I don't know if you were on, but I was like, man, I need to get into that. The reason why is we record every training, right? Why is this not working now? [1:43:15] Oh, and there's a point to this. Oh, Jesus. Okay, this. Okay. This is one of the things you'll get, and the reason I'm showing it is because in the school group, I say I can't show that because it's got a password. But in the school group, you get access to a link that takes you here. It's private password. I'm going to have to rotate the password because I just put it on a webinar. But it's literally the SOPs for every step along the way, right? So it's like really, if you want to do direct to buyer, here's how you do it. Find, build, rank, convert, scale. [1:43:57] Pay per lead, how you do that, how you use all the softwares, how you do everything. But also, this is really, really cool. We built an interactive Ask HERC. So, those HERC build backlinks. You can talk to it and it'll point you to either the SOP to follow or the training, and the timestamp in the video that you need to watch to answer your question. So you're never without an instant answer on anything, but you also will get access to the private group where you can talk with me directly. You can come on webinars, talk to me directly. [1:44:37] So the whole offer and the thing that I'm going to show you right now is everything I've got, okay? So I'm going to drop a link for you all, and I'm telling you, it's not cheap. I told you that upfront, but the value is insane, okay? Because it's everything I got. And I'm going to go there with you. So hercmagnus.com/join-dla, that's digital lease assets, okay? So you can read the sales page, and then here's the offer, right? Well, I'll kind of show you. What do you get? You get the full software stack, which I'll cover. You get the Done With You Direct to Buyer training, so you learn how to do it for direct to buyer. You get the Done With You Pay Per Lead training. [1:45:24] So if you want to not prospect and sell, you could just join our network and sell in US dollars to US buyers by passing that all together. Or you can combine it, where you start with making pay per lead while you're searching on a buyer if you want to do that. So we talk about that. Live calls with me every month and the private school community and all the resources. What's in the software. So Killer EMD is the niche hunter software, right? Where we find it. Xagio is kind of the behemoth. It's the WordPress AI site builder, the HTML website builder, the rank tracker, the console manager. [1:46:09] It's like the core of it all, Xagio. It's the oldest software we got. It used to be called Project Supremacy, then PSV2, then PSV3, then Xagio, then Xagio AI. It's staying as Xagio, and then we released Xagio Agent X, and then now Xagio Studio. You get it all and at the top level, okay? Killer EMD, 444 a year. Xagio, 297 a year. Killer PBN finds powerful domains cheap. You can use them. Really powerful, and I'm talking really powerful. I know what I'm doing here, guys. And domains that I could turn around and flip for $1,000, I can pass them for like 20, 30 bucks, okay? You can use those for PDN links. I teach you how to set up PDNs. [1:46:50] There's a whole PDN module in there, or you can use them to build sites and just bypass a whole bunch of waiting time. Linksheets, when I do track links, I want to know if the links that I'm building are helping or hurting or neutral. It tells you that in Linksheets. But also if you're a link buyer from, say, Fiverr or Legit, Linksheets will find those links and tell you what they are, if they are up or if they're down. So if I don't track links without using Linksheets. Trustmade Media is useful for building brand images on WordPress to make your site look really legitimate and brand trusted. Site Paint is the overlay software that we use. If I go to Miami Metal Roofing, so that we can test kind of all kinds of s**t. [1:47:36] This site ranking number one above the maps. If I click on it, you'll see it'll go to like a-- There you go. It just overlaid this site on top of it. Now I can test different things. So I rank in Google with one thing, but I display something else to visitors. Fully configurable, all kinds of crazy cool s**t we can do in there. You get that. You get RingRobin, which is the call tracking software that hooks up to your Twilio. It's 589 a year. Look at this. But it's got so many killer features. People have asked for this wherever. I just put it in client invoicing. It's now built in. If you want to do direct client invoicing. It also has AI answering now built in so that the AI can answer your phone and route calls. It's all built in. You get an unlimited account. [1:48:24] Any amount of campaigns, any amount of numbers you want. It's cool. You know what I mean? You get unlimited account to that. TalkWith Team is where I manage all my clients and talk to them privately. It's really, really good. Xagio AI, this is talking about hosting. The hosting, WordPress setups or HTML setup, whatever. Hosting is included, okay? It all runs on credits from inside of here. You want to set up a hosting account, you can right here. It's super cheap, as cheap as like the $1 and $2 hosts that you get elsewhere, but it runs on our own private dedicated servers. We know what we're doing, okay? My server bill's r******d. We know what we're doing, okay? [1:49:04] We do it all for you in the way that we do it, and it's been awesome. So that's the software stack and that's the training stack. You combine them together- You get every site, blah, blah, blah. So the value of it, and no b******t value because I hate b******t values and b******t stacks. The software, if you buy it independently on your own, at the levels you get is $4,842 per year. 2,500 of it is Xagio alone, which includes Studio HTML Builder. You get the two strategies, which I did sell for $2,000 when I was doing them. You get both of them. You get 12 private mentoring. So if you were to say, "Herk, I want to talk to you privately for an hour." I'm a busy guy. I'm going to charge you 497 an hour. [1:49:48] You get 12 of those every year, probably more. So that's that. That's actual value, right? You could probably take about the five grand if you want, because you're like, "I'm not going to pay for 12 consults," but you're going to get 12 webinars like this with me where I teach you everything. So everything for less than the software. So if you guys join, 2,997 for your first year. Renews at 2,997. Okay? I told you it was going to be expensive, but I also told you it was going to be valuable. Seven-day money-back guarantee if you don't like it. You got seven days to analyze it and get your money back. This price, guys, is going to 499. This is not one of those b******t FOMO counters. I'm raising the price. [1:50:36] I actually already have, I think, on the school side, right? I don't sell it through school, but you get access to school. This will be the third time that I've raised the price. So it is not b******t. But I don't change the prices on existing members. And there's existing members in here on this webinar with me right now that got in early that can vouch for this. I don't b******t. I do not b******t. I've raised the price twice. This is the third price raise. This five days, 12 hours, seven minutes, and 30 is when this goes to $5,000 to get in, and then $3,000 a year to renew. So you're saving two grand if you get in before this is over. Okay? [1:51:24] People are already asking for payment plans. This is a payment plan. It's 2997 per year, but if you're like, "Goddamn, I have to get in," you can message me. We have another monthly. It's 497 a month. Okay? Let's do the math on that. There's no discount on that one. Okay? Where's my calculator? $6,000 a year, basically, if you go monthly, right? But then you get to dip your toe in the water and s**t. Now, I know the next question everyone's going to ask. "Well, can I pay for a month, and then if I want to, come back and get this price?" Yeah. [1:52:07] Why not, right? I got to think about that one real good for a second. It's like, hmm. Yeah, I'll probably do it like this, because then everyone will just be like, "Then I'll just pay for a month and go." But I want people getting in, and I want people committing, right? So it would probably be that first month payment, then I'll honor this price on top of it. So I got to be fair to people. So don't quote me in on that I said that. I know people get weird about it. That 497, though, is 497 times 12, okay? So if that's what you want to do, message me and we can do that, too. I'm not putting it on here just being honest. [1:52:49] If you want to read the refund policy, everything is here. Make sure you do, okay? Our refund policy, our cancellation policy especially, okay? I've been doing this for over a decade now, selling SaaS and software and s**t like that, and I know all the tricks, especially from the customer side. So make sure you read these. We have these in place to protect both us and you. But the refund period is short. Seven days. Why? Because I'm giving you access to a lot of really good training, right, and a lot of really good software that's going to cost me for a week when you're using it. I just don't want people coming in and using it for 30 days, "I want a refund after I spent, like, $187 of your credits and stole all your content." [1:53:42] You know what I mean? Yeah, DM me, then. That's pretty much it. It's honestly that simple. It's not crazy. I do have a lot of testimonials from all my past trainings. Does anyone on this webinar not know me, by the way? Is anyone like, "Herk, I just heard about you," or "I'm new to you," or something like that? I'm curious about that. Give me a one if you're like, "I know you, Herk." Give me a two if you're like, "I'm new, dude." 1.5, Nats, come on, bro. [1:54:26] You're more like a 1.2 now. H one. Okay. I've met you in person. I know we haven't had a chance to really talk, but I know you. The point I'm trying to make here, guys, is I'm not that guy that is going to come and go and disappear on you. You know what I mean? Go look me up. Go look at how long I've been doing this. There's a reason why I showed on Herk Magnus, I showed the ranking rent guide. I've been doing this s**t. I wrote a book about it in 2015 because I was already making five figures a month doing it. You know what I mean? Then after releasing this book, if you want to know my trajectory, where did I go? What did I do? [1:55:16] I was like, man, there's so much that I do in this process that I haven't changed that could be automated. So I developed Project Supremacy. Right after releasing this book, I developed a tool called Project Supremacy, which was the project planner feature, that keyword clustering s**t, because that was the difference between how I did SEO and how everyone else did SEO. And I can't say if I invented it or I absorbed it from another teacher or both combined, probably both combined, but I've been doing things my way for a long time, and they've been working for me for a long time. So I got into software development with a partner, exited the partnership, took over everything on my own, but nothing's changed. So then I started making tools because AI came along. [1:56:00] I don't know how to code, but I know how to develop, if that makes sense. I know what it takes to build a software product because I've been doing it for decades with a team of 12 people, four of them developers. Right? So I started vibe coding s**t. Killer EMD was vibe coded. Ring Robin was vibe coded. Actually, if you go to Ring Robin, there's a funny thing right there. And the reason I'm telling you guys all this is that if anyone doesn't know me, one thing I want you to know is I'm not going to disappear. I've been doing it forever. I can't stand lambos and f*****g pop collar kind of s**t. I'm real. I'm a real dude. I care. You know what I mean? Yeah, my shit's expensive, but it's damn good. It's so good. [1:56:44] Oh, I took it off here. I used to have a story of Ring Robin. It was my first real vibe coded product. I built the initial prototype in 14 days with AI, and I was just blown away. Now we're at 52,000 calls tracked and 1,000 users, and it's damn good compared to CallRail or anything. So if you guys have any of those other tools, by the way, there's a lot that you can cancel or displace with this offer. Because if you really think about it, guys, here's something cool. Okay, so three grand. Oh, that's so expensive. It is. I get it. That's a lot of money to drop on a whim or a decision on a webinar. I get it. It happens all the time. But why is my freaking calculator not working? Three grand is what per year? [1:57:28] So now I got to pull up this calculator because I wanted to show it on screen. Just go on your calculator and do 3,000 divided by 12 and think about the value you're getting for that monthly figure. You're prepaying it, though, right? That's part of the reason you get the discount. You prepay, I do cool s**t. Whatever. It's like 400 and some dollars a month. Right? CallRail's like Rank Tracker's like Moz or Ahrefs or some keyword research tool, gone. SEO plugins, gone. Have I been doing this for a while? Again, that part's so important to me. My reputation is everything. I live and die by my reputation online, right? [1:58:12] And I work my a*s off to keep it good. Why can't Edmonton win a Stanley Cup? Kurt Bolton. So, what am I trying to do? What am I trying to show you here? Xagio plugin, the exact software that you're getting. Sorry, what I want to show you. If you go to plugin, search SEO on WordPress, right? I'm so proud of this. We ranked, we cracked the top 10. We're number eight. 51 five-star rankings. Go talk to AI. Who's Hurt Magnus? Let's do this in incognito. You know what I mean? It matters to me. Work on it. Who is Hurt Magnus? You know what I mean? Go talk to him. Is he legit? [1:58:56] Go to AI mode. I don't know. I've been around, okay? I'm not going anywhere. And the coolest thing, guys, the coolest thing, I say this a lot on my webinars, everything you're about to get, if you're deciding that you want to join, is the worst it's ever going to be for you. Anybody that's been with me for a while knows that, right? You know that my software keeps getting better and better. Like Xagio, now we're releasing Xagio Studio. Which, by the way, I'm wondering if it's going to work so I can build someone a website. Your real browser session. Oh, yeah, no, I can build it now. So there's the link, guys. That deadline is real. [1:59:40] I will be raising the price to $5,000 to get in. It will renew at $2,997. Cancel anytime, right? If you don't like it within seven days, let me know. I will refund you. And that $2,997 per year, some people are like, "Oh, s**t. It's freaking recurring." Well, yeah, man. You're getting eight softwares, monthly training. You know what I mean? It's a lot of stuff. Yes, it's expensive, but find other softwares that this can replace. Start there. You know what I mean? I don't even know what to say, guys. It's really good s**t. And the s**t I'm doing is insane. I talk a lot about this too, AI agentic systems. [2:00:23] I have my whole business agentic, right? It's nuts what I do in a day. And I teach a lot of that s**t. So you just get into my private communities, you get access to all the top tiers, to every single software I get. You lock in your price. It doesn't change on you if I decide to raise the price in the future, which I probably will as we do better and better things. And as we build more s**t, yeah, the prices go up. Costs us more, costs everybody else more. So you guys anyways decide what you want to do. Let's go build that site. And then I'm going to give it away. Close all these tabs, oh, s**t. hurtmagnus.com, join DLA. [2:01:04] I'll send you guys the link after the webinar, by the way. Also, that registration, the live sessions-- What is it at now? Join live. Does it say that we're live? Yeah, we're live. Woo. Join us for live session. All the s**t I built with Agentic. This thing knows that we're live right now. What was I going to say? Oh, yeah. I want to pick a win-- Should I build the website first or pick who's going to win it? Pick a winner? Okay. Let me go see if my pick a winner thing is live. [2:01:46] That's what I was building right before the webinar. Here's my other agentic system. And just, again, to show you how transparent I am, okay, I need a card on Hurt Magnus. It's a random winner picker generator. When I click a button, it randomly rotates through all registrants for a specific webinar and picks a winner. Show only the first initial, full last name, and a privatized email, right? I need it to be random. So I don't know if it was finished because I got live on the webinar. Oh, it says it's finished. Let's go check it out and pick a winner. And then I'll build the site. Okay. Oh, I need to draw. [2:02:28] Okay, so celebrating 5,000 members. So you don't have to be live on the webinar because that's not fair to those poor UK b******s, even though Mads is here. He somehow made it. Registrants, Chad. Registrants for that reason. I know being live is important, and I really, really appreciate it, but there's just some people that like, "I can't make it." It's freaking 3:00 in the morning, right? So for that reason, I make it registrants. Usually, I get a hell of a lot more registrants to a webinar, but I literally didn't get an email about this until this morning at 7:00 a.m. So, you guys ready? Yeah, I used Easy to create the pick a winner software, yeah. [2:03:13] I use Easy for everything now, man. And I'm fully agentic. I stopped Lovable. Okay. I want it to be dramatic, though. Okay, you guys just start typing on the-- or send those hearts up on the freaking thing. I don't know how you guys do that, but I've seen that happen before. I want to see some activity here because it looks cool, and I feel-- I don't know if this thing's dramatic. I want it to be dramatic, but there, you guys did all the hearts and s**t. Okay, good luck, everybody. Oh, it is a little dramatic. Did anyone see their name fly up? And the winner is M. Papasso. Mark, you are the random winner. Are you on the webinar? Mark Popsiku? [2:04:01] Mark at something Yahoo? I've got your name and email log. You just won this website. You're not even on the webinar. But there's the winner, guys. I'm going to pass him-- Oh, you are here. Right on, bro. Now we're going to build your website live. Congrats, dude. He's old. Sleeping it out. No, congrats. You're the winner. We'll reach out to you once the site is built to transfer it over. It'll be your choice whether you want to transfer it to your own hosting account or if you're going to join the software. We'll transfer it into your Xagio account hosting, whatever you decide, okay? But we'll reach out after the winner. There you go. It's 100% random. [2:04:45] And just because I'm feeling generous, and this is fun, let's do one more. Oh, and by the way, yeah, I'm going to give one more sideway right now. I'm going to pick another winner. Why am I saying $1297? If we go to legit, what do you think the quickest way to get the quickest results without going through everything on the course? Just build sites, dude, with Xagio. But is a result a ranking, or is a result a dollar in your bank account? [2:05:26] That's an important distinction, Kyle. I'm going to go to legit. Again, with the transparency thing, Hurt Magnus, what you're going to get. Oh, Jesus. Where's my offer? I was like, Xagio. I don't want to show the influencer thing. Even though, hey, I'm an influencer on legit. Woo-hoo. Vanity rate. Is my thing gone? Did he take it down? I sell these builds for $1,297 on legit. [2:06:07] Sold one or two, right? Because AI's like-- Everyone's like, "Wow, I don't need that s**t. It costs me six bucks." You know what I mean? But what you get is the full setup, the full treatment, my eyes on it, you know what I mean? It's usually business owners that buy that. Anyways, let's pick another one, and I'll build another site with you later on. I hope it keeps that. Let me just grab this for Tanya. Tanya, you've already probably got that nailed down already. I know you're on top of s**t. Tanya's our support person, by the way, one of the two. They're amazing. [2:06:52] I am just going to quickly send it into her as well. Oh, thanks, Tanya. See? Look how awesome she is. She went and found the thing for me. There it is. Oh, it's temporarily unavailable for some reason. There you go, $1297, three revisions, everything in basic standard, plus three months of hosting, full setup, yada, yada, yada. Five backlinks if needed, 100 keyword rank tracker, blah, blah, blah. Okay. Thank you, Tanya. There's the guys-- I have it in the system afterwards for that. Okay, so let's just draw again. Okay, give me those things again, guys. Oh, no, wait, this is dramatic, too. [2:07:32] Here's another one. Good luck. S. Townsend. I built this little random picker this morning with my agentic thing pretty cool, hey? I love that easy thing. And this whole thing that I'm on is my backend that I built with my agentic system to tell me everything about every one of you that does anything with me. I know everything, and so I should do another. You want me to just keep doing them until you win, Sugier? No, I'm going to stop at the two. I said one. I'm doing two. But there's one other thing, guys. [2:08:15] On that offer, we have been doing something pretty cool. Join DLA. Okay. Join DA. No, join DLA. One of the bonuses that's not even listed here, we'll build your first site for you. Making sure that it's okay, and that brings the Talk With Team bonus in just to show you that we're doing this. If I log into my account and I go to Chat Spaces, all these are people that have joined, and we're building their site for them. So we set them up with a space to chat with my team, and talk about the details of their website. [2:08:59] And how they want to build what they want to build. And so not only do you get this software, Talk With Team, to do this with your own clients, it's going to come in useful if you have clients or lead gens that you want to have a really handy thing. We actually use it as well to deliver the bonuses for people, so anyone that purchases that thing before the time out, that will be on the annual plan only, guys, not the monthly. That's an important caveat. We will build your first website for you, making sure you're set down the right path, whether you want it to be a PPL site, pay per lead, or you want it to be more direct to buyer, whatever, that's going to be your choice. [2:09:42] Just want to put this in Notepad so you guys can see it. Okay. That's the link to join. You do literally, price goes up to 5K on September 1st. Timer's on the page. You'll know. And when I send out the replay, by the way, and I think that was one of the reasons I wanted to show you that. If you go into your past emails, once this webinar is over, it'll actually redirect you automatically from the registration page which, by the way, you should have seen on the other side of registering. It's like, "Thanks. Here's your link." Now you'll see, here's the replay, and the link to join and s**t will be on there. That timer is for real. [2:10:28] What the hell else was I getting at? Oh, yeah, the winner picker. The bonus. That bonus is real. Not on the monthly. If you go monthly, you're basically overpaying if you decide to stay for a year. And you don't get that website built. That's real important because that costs us a ton of money to do that. So on that 2,997, you also get a $1,297 frigging website built for you. So there's value there. Sounds expensive, but it's not, especially when you consider-- There's my calculator. I have eight calculators open on my other window. Divided by 12. So no, that can't be right. Is that right? [2:11:15] It's 250 bucks a month. Going to raise my prices. Are we building the site, or are we just going to talk about the offer? Well, I am here to sell, too, right? I do have to do that part as a business owner. But let's go build the site. And let's make sure it's live again. So now I've got to go back to my other agent. Okay. So let's refresh this. [2:12:01] Okay. All projects, new projects. So we're going to start this from scratch. Make sure. Let me check. Easy to make sure it's live. Go build, it says. Okay. So let's go build. This won't take long. Okay, here we go. Service, water damage. City, Edmond, Oklahoma. Continue. Let's go everything, priority. Put in the business info. [2:12:50] 247. Water damage. Phone is 405-696-7310. Edmond, Oklahoma. Frick, I forget the zip already. When I do this right, it's going to look it up. 73003. Good. Continue. Generate a logo. I'm advised to like watercolors. There we go. Aqua, darken that. We'll use that one. [2:13:38] I'm interested in renting the site to a service guy and charging recurring. Yeah, that is a good model. That's the direct to buy model. Direct to a buyer model. To me, there's two paths with lead generation. Direct to buy, direct to the buyer, or you send them to pay per call. Okay, there's the logo. Let's use unique images on every page with our phone number and our domain. So let's build. Ah, yay. Yeah. There's all kinds of strategies. I'll come back to that call. [2:14:23] I just want to watch. Holy s**t, that's a big plan. What did I do wrong? There's going to be a lot of negative s**t in there. But you can use the site, yes. You can do personal affiliate sites, whatever you want, really. But it is a good strategy, like AC guy, anyone on home services, plumbing, roofing. If you charge 10 guys 500 bucks, that's 5K a month in the first month. Yeah, if you can find them. The other thing, too, is selling websites. So we're doing water damage. So I'm going to start excluding a lot of s**t right away. Remember when I said that there was that setting? [2:15:06] It's like, does it specific to water damage, highly related or everything? I chose everything. Okay, sorry. Let me just focus here for a second. I'm just getting rid of stuff that is not Edmondson. Why is it Edmondson? Did I type in the wrong... Oh, no, there we go. Water damage restoration. Okay, we're good. Fire damage. Water and fire often come together. We could leave that one for now and think about it. Carpet cleaning, no. Window cleaning, no. Air duct, no. ServPro, no. Water damage. So that's restoration. That's water damage. No maids. [2:15:49] Flood damage is good. Gutter cleaning, no. Not doing any builders. No Maid Pro. Mold inspection, yes. Mold testing, yes. Phoenix Restoration Edmond, that's a company. No. PuroClean is a company. Water Damage Restoration Edmond. Those are very similar. The only difference, it separated them out because one had Oklahoma, and the other one didn't. So I'm going to drag it. There we go. Put it where it belongs. Contractors, no. And in the training, guys, I talk about the yeses, the noes, and the grouping and stuff like that, so you'll understand it better. [2:16:38] But basically, just make sure all your keywords are saying the exact same thing in a different way. There's a difference between water damage and water damage restoration. There's a difference between water damage restoration and water remediation, stuff like that. As far as Google. This is all review, non-commercial. No. Non-commercial. Okay, so it's playing out actually pretty damn good. I'm really liking this plan. This is a good site. So it's going to be six pages. The domain we have was what? I already forget. It was Water Damage Edmond, so I'm going to make that the homepage. [2:17:27] Okay. And that's it. So then I'm going to click optimize. This thing's so badass. So you can see up here the stages it's going to go through and what status it's in. So it's like right now it's running on optimization steps. So it's building the blueprint of the site. Optimized all the pages for us. There you go. Now it's writing the content. It's not writing the content, it's writing the content outline that the content will be built from, and you can actually see that. [2:18:08] You can edit these just by clicking into them. All your excluded stuff stays. You can download it, whatever you want. All your projects stay here. This is the longest part. Oh, and this number's going to come way down, by the way. Way down. We've got it nailed. Nailed. Like I said, it's going to cost approximately-- Because you're getting credits, right, into the system, 18,000 credits, like 18,000 zags. A typical site will probably run about 60 to 70 credits on Studio, up [2:19:03] to 100, depending on how many pages, keywords, how much chatting you do with the AI agents and s**t like that. But we're targeting less than 100 credits for a full build with full chat customizations. If it's just a build and no chat customizations, yeah, probably 60 to 70, depending on the amount of pages, keywords, and you're getting 18,000 credits. Well, that's the other thing, guys. You join monthly, you only get your credits every month. They do roll over, which is awesome. You join annual, the 2,997, you get your whole year's worth of credits dumped in your account right now. Those also roll over. [2:19:47] Which means you can really go to town right away, and you really should. And when you get into my training, you'll know why. So the only cost outside of the yearly plan is the Namecheap hosting costs. Nope, there's no hosting costs. You mean, yes, the domains. Yeah. I won't pay for your domains. You'll pay for those, and you will pay for your Twilio phone numbers, which are a buck fifty per phone number. Yeah, man, it's not a bad idea. New studio to rebuild non-performing sites if you want. Yeah. I think it's done. No, it's... Okay, so here's the content. You can see the little eyeball on it. Optimizations you see here, so there's no eyeball. Content you can eyeball it here. [2:20:31] So this is what's going to get fed to the AI for this, except we're waiting on imagery. That comes after. It's writing schema now using all the data that we gave it for each of the pages. And then the last step is it will do custom images with our logo for each of the pages, so there's the schema. It's already pretty good, but it's going to get way better. And you can see the little live counter here, down here, telling you what's going on. This'll finish probably around 150 to 200 zags, but that's because it's not properly attuned yet. It's going to be way less. [2:21:25] So if I had to translate it into USD costs, let's say you were just, I'm going to go buy, I don't know, man, it's like $8 or $9 for a website. It's so ridiculous. It's so ridiculous. Let's close that one. And we're almost ready. And we'll go to build the chatter side. I will push this to hosting, too, on the webinar, because I haven't actually done it yet. I always download it and then get my easy agent to do it, but I'm going to do it now just because. Half demonstration, half test. [2:22:19] Let's see if it breaks something. Yeah, it's so cheap, man. Honest to God, though, the crazy thing for that, even call it 20 bucks, okay, double what it actually is going to be. Call it 20 bucks. We're talking about 20 bucks for keyword research optimized, professionally optimized. These things, we know the rules of optimization. Remember, we're ranking sites inside of 24 hours without links on brand-new domains in cities of a million or bigger, like Miami, Charlotte. We have tons of them. Go look in the wins column in the free group. So you get a pro website optimization keyword research, so an SEO analyst, basically. You get a content writer. [2:23:06] You get an image person for 20 bucks. It's insane, the value. You could flip these sites. You could just go to... And that's another strategy I talk about, which is crazy. I'll go into my local town Facebook group, and I'll just make a post, "Hey, I'm feeling generous this time of year, and I want to build a free website for someone. Comment why I should pick you." And I'll select someone to build a free website for later on. And then a whole bunch of people comment. And then you actually pick one and you build it, and then you reach out to the other ones and be like, "Hey, listen. I know I picked that other guy, but if you want, I'll give you a smoking deal on a website. I'll do it for 500 bucks. And I'll do the SEO and I'll do everything. [2:23:52] Just come here and do this." And that $3,000 figure is, it's crazy because it's expensive, but it ain't... Oh, I think it's done. Oh, it's done. Yeah. So now the content, you can see it's actually got the images in there. So let's actually build the site now. That's the plan. So it's saying it'll use about 65 zags. So now it's building. So at an approximation of each stage as it builds. You can leave. It's going to come out just like these ones did. Right? When you go to the builder, it'll have a website and chat where you can chat about what's going on. [2:24:50] It's that simple. So let's take questions because we've got about 11 minutes of build time left. That's it. I'm done. Well, I guess other than the chat and uploading it to hosting. Any questions? Because I'm going to be on here for at least eight more minutes. I mean, 11. Well, then if you... Okay. [2:25:33] I was going to ask you questions. Herc, "How would we use Studio to redo underperforming sites? Would it just be a fresh build and transfer the domain onto it?" Yeah, it could be. What is the emails for support? Oh, yeah, sorry. support@xagio.com. Let me put that on the thing. I'm supposed to have one of those slides with all my s**t on it, right? Okay. That's support. So anytime you guys need that, just let me know. Okay? [2:26:15] support@xagio.com. Do these sites have a chat widget type thing? No. But Ring Robin sure does. And Ring Robin's deadly. What's one of the sites? Phoenix Flamingo. So this one was built with a WordPress AI. Do I have it overlaid right now? I hope not. If I do, I'll turn it off because I want to show you. Some of the Ring Robin features are so ridiculous. Oh, it wasn't this one. Maybe junk removal in Chandler. Ah. [2:26:58] Yeah, which one I put it on. Basically, it's a little... Oh, this one? No. Is it this one? And chat widget's honestly the easiest thing in the world to add. I'll even try and add one inside the chat. So this is Ring Robin, this little phone, and it was one of those things I did to be really unique and different on a website, like contact us via text with a picture of a phone on it, and then you put in your name and your phone number. And what it does is it texts either you or the business owner or whatever, right? [2:27:39] And then you can literally have a conversation via text. The person who needs metal roofing in Jacksonville is here on the website, and you're answering them via text, and it all happens live right here. It's so awesome. Or you pass it to the business owner and he does it. That's one of the options. We can also do forms. Basically, if you go to Ring Robin, I'll just go to any campaign, and I go, let's do the one I just created, and I enter it. And then I go here to Messages and I create a text widget. [2:28:22] This text widget, it could be a phone, it could be a little button that pops up. It could be the phone right on your website. Where's the appearance? The button text. I haven't done this one in a while because I'm on the PPL strategy so much right now. Oh, yeah, form chat. I don't know. There's all kinds of options. How do you get around A2P? You don't get around A2P approval. You just apply for A2P. And get it. Ring Robin has the integration, the help on A2P right here to help you submit. But what I would suggest for A2P, number one, you should have a business, right? [2:29:11] And once you get A2P, you can apply it to every number. But they just want to know that you're doing things like when you're sending messages, you're saying opt out, that the people know that they're opting in. So you can even ask AI how to fill in the A2P compliance for Twilio, and it will help you get approved really, really fast. Right? So now I have one A2P, as a Canadian, by the way, I have one A2P approved, and I have-- There are six not attached. I'll attach every. Every new number I get in Twilio can go through that same A2P. So you only need to approve once. It's honestly not that hard. [2:29:52] And now you can text, right? But just don't abuse it. Brian, "I had to step away on and off." You answer this one. "For an existing client to build and open more sites, would they have all unique phone numbers, brand names for each site, or to use their actual company?" It's kind of a choice, Brian. Who's going to own the site and stuff? One thing I would recommend is, yes, have a unique phone number per site, because that's the one thing that'll tell you which site is driving calls. I like doing that. But as far as the brand, to me, a brand, it's just imagery. And imagery can be the same on multiple sites, no problem. [2:30:38] But that thing is up to you how you want to do it. And I don't have a straight answer because I don't fully know your full situation. If I knew your full situation with your client, their wants, needs, et cetera, I could give you an answer. So Kyle, "I mean, GoHighLevel has a chat widget, a voice AI that I can put on my site. I have an account." You can put any GHL stuff on Studio sites. I know everyone's in love with GHL. Personally, I'm working towards giving you everything GHL has without needing GHL. I think our site builder, I heard, and you could tell me if I'm right with this, all you GHL users, they just released this site builder thing that everyone was like, "Whoo!" Is that true? [2:31:30] I heard it used to suck and now it's decent. Is it this decent? From your opinion that have used it, would you rather use theirs or this? Their AI site builder is way better. Well, not way better. But I mean for rankings and s**t. Does it know how to rank? I'll tell you guys, like I said, AI site builders, a dime a dozen. Right? We know that. Ours is SEO ninja. It's only as good as the input. Okay. [2:32:14] That's the important distinction, then, between Xagio Studio and any other AI site builder. Everything I know about SEO and how to rank in AI overviews and how to rank quickly and s**t, everything I know is automated inside of Studio for you. All you got to do is pick the keywords and the pages. So these sites rank, right? That fire damage Atlanta one was the first site. It's already on the first page. Zero links. It just makes generic sites. Yeah, no. I honestly don't know. The only other site builder I know of that maybe is comparable to us is 10Web, as far as we optimize. But I took a look at it and I was like, "Yeah, it's kind of s****y how you optimize a website." [2:33:04] There's good SEO and there's bad SEO, and most people don't know the difference. And companies like 10Web or anyone else will be like, "Hey, listen, we're going to optimize your websites. We're going to build you a website and do SEO." People are like, "Oh, so sweet. That sounds awesome," without ever thinking, like, there's good SEO and then there's s**t SEO, right? And if you don't know the difference... Better than lovable. Oh, man. Easy one is the greatest combo with this model in the world, man. I'm so in love with Easy. I'm so in love with Easy. Ben, Easy is-- Oh, I don't even know what to say about Easy. Easy built this, Ben. [2:33:50] Studio. It was the first-- No, it wasn't the first project, like SaaS application we built with Easy. It was the biggest. Yeah. Easy is behind this. Well, you could say it another way. Cloud code is behind Studio, right? Easy was the harness to cloud code, but splitting hairs kind of right. You know what's funny? Anyone develops SaaS, they're like, "Oh, SaaS is dead. SaaS is dead because of AI." I'm like, "No, it ain't." S****y ideas are dead. [2:34:35] People like Typeform are dying. WordPress might die. Yeah. Hey, Ben, just contact Tanya if you need to do a multiple card thing. She has some sort of weird trick up her sleeve. I don't know. Just use that support link. This thing is almost done, guys. It's pretty good aesthetically. Are the sites fully crawlable and-- Come on, man. I'm ranking page one. Yes. The answer is yes. AI overviews, specifically- I'm not so much worried about ChatGPT and s**t like that as I am about Google. [2:35:18] Because Google's where, prior to AI, everybody did everything to find local businesses, right? So they come on here and this and that. One of the best examples, what was it? Suryanshu's breakthrough. Well, I'll start with mine. So Scottsdale General Contractor, I think, or contractor. Let me go into school group and preface what I'm about to show you here because it was such a cool thing. It was another live webinar build. I think it's in the free group, and then $9 a month to access this stuff. So it's not completely free, but it's pretty damn cheap. [2:36:03] Concrete's number one. Which one was it? Anyways, I built a site live on one of these for people to watch, and it was Scottsdale General Contractor. It ranked super fast. No links again. Where's my window? S**t. Sorry, guys. There's too many tabs. Oh, yeah, here we go. Where'd you go? Just had it. Where'd you go? Oh, Jesus. [2:36:49] Frick. Okay. Sure, Kyle, you get a $2,000 discount. Okay, this site. No, not that one. See how much one word can matter? Yeah, this one. Doesn't hurt to ask. No, it doesn't. [2:37:34] Contact Tanya. Have her look you up, Kyle. They handle that kind of stuff. Contact support@zaggio.com, okay? Just talk to Tanya. She'll know exactly what to do. So anyways, this was the first site that we started our work on, can we get a rank and rent website, meaning brand new, no citations, no GVP, no anything, ranked in AI overviews? And that was really quite a challenge, and the reason why is because of how AI overviews works. Does anyone know how AI overviews works, like in Google? Number one, it has to be-- And there's two AI modes on Google, right? [2:38:23] Number one is an informational query instead of transaction query. So Scottsdale General Contractors is a transactional query. Google knows you're looking for a contractor, so it's not going to give you an AI overview. That also happens to be one of the saviors of everyone freaking out about AI in search mode that they thought, "Oh, the sky is burning." And it's like, no, wait, man, for affiliates that do best weight loss blenders for men over 40, that's gone because, yeah, the AI overview gives you that zero-click situation. But transactional local keywords don't have the same problem, right? Unless someone goes over to AI mode, but you notice they don't surface it here. [2:39:03] Now, I add one word and turn it into an informational query, and you'll see the difference. Boom, AI overview. Now, that's the difference, right? So there's now two AI properties that we need to worry about for this. Number one, let's go back to the Scottsdale General. So that doesn't work there, so you're still competing with LSA ads, GVP, and then organic. And everyone's thinking, "Oh, this doesn't work anymore unless you have a GVP or you run ads or whatever. Organic doesn't produce clicks." B******t. I'm making money, 100% organic. So then there's AI mode, which is the more full-on AI experience, right? So we're like, can we do both? [2:39:44] Can we land AI mode with a website? And nobody's answered that question yet. Can we land AI mode with a brand-new website with no history, no nothing on the internet? Look at this, Scottsdale General Contractor is number one recommendation, right? So let's go back to google.com. And then, but the problem, okay, first of all, let's start with the problem. Okay, Scottsdale General Contractors was initially developed to be a direct-to-buyer site where I'd contact, once I'm generating leads, contact the contractor and say, "Do you want the leads? Let's make a deal." Now, AI was thinking poo-poo about the site right away. I asked AI, "How come you're not recommending this site?" And it's like, "Dude, that's a lead gen site, bro. We're not going to recommend that s**t." We could smell that from a mile away. And I don't know if you guys do much with AI and s**t like that, but AI's like, "Dude, we don't do things based on backlinks." We don't do things based on optimization of a website. [2:40:43] Well, we do, actually, and that's the clue. But the way AI works is it's a research engine. It can research. Someone types in Scottsdale General Contractors, AI knows about Scottsdale. AI knows about general contractors. AI knows that general contractors need to have licenses. AI knows about the businesses that actually exist, and if they exist on GVP, Yellow Pages, AI knows because AI is a research tool. So AI researches the company for the idea that this is a real company. It exists everywhere. It's cited everywhere, and it's reviewed. That's how AI works. It researches it. [2:41:27] So how the hell do you get a lead gen site to beat that when you have no history? And this is why businesses, by the way, right now, businesses who aren't set up to show up in AI is not hard to get it to happen, and that's a whole blossoming industry. How to get a business on AI. It's not even hard, right? They just don't know how to do it. Agencies aren't dead. That's another one. Oh, agencies are dead. AI's going to do it. No, they're not. They have to pivot, though. They have to learn how to do AI SEO. Yeah, that's just a pivot, though. [2:42:07] That's more important to businesses now than ever. As Google shifts us to a new search experience, businesses still need business, and people aren't going to just be like, "I'm not going on Google no more. I'm not going to go to ChatGPT no more." That's what they're doing, so we pivot with them. Learn how to do it. That creates the new opportunity. Or a shift in existing opportunity. So anyways, what I had to do with this site is turn it from what was originally supposed to be a Scottsdale General Contractor brand, and I turned it into this more micro directory of good Scottsdale general contractors. [2:42:48] And it worked. It worked awesome. I 600X'd my Google impressions. Now, yeah, Google impressions is a vanity metric, but it's also the first metric that matters. You can't get traffic without impressions, so you've got to get your impressions up to get your rankings up and to get traffic and then to get conversions. It worked really awesome. The downside, calls stopped coming because now it's like a directory and it's not looks like a business no more, so conversions got hurt. Suryanshu took over. He's like, "I think I can nail this." So let's do this one. Let's go back to Google. Spray foam insulation Balti-- I hope he's okay with me showing this. Spray foam insulation Baltimore, okay? [2:43:36] I'm getting queried from Sherwood Park. There's his site. And if you go to AI mode, and AI mode is volatile as s**t. Sometimes it's wicked, sometimes it's not. Or every time I do it, it's going to be different. He got it in here, and sometimes when we're in here, it's like, oh, the most recommended-- I've got screenshots of it. The most recommended company is this one, Baltimore Spray Foam Insulation. So he nailed this. We have screenshots of him all over the place. But the cool thing, he maintained that brand. He never lost the feeling of I'm a company. [2:44:19] Again, no citations, no backlinks. This is a site built with Agent X. And he nailed it. And now we know what it takes on your site to rank in AI overviews. Did we pass that knowledge along to Studio? Yeah, you're goddamn right we did. We're doing what we need to do in Studio to the builds that are happening. Absolutely, 100%. Let me close more windows again. Let's go back to Studio. So anyways, I guess long answer to a short question. Where are we? Let's go back to my build. [2:45:03] Okay, water damage, Edmond, Oklahoma. Looks like it's done. Okay, so we can see services, water damage, fire damage. The fire damage images are wrong. Okay, so now we can just be like, actually, I don't love this design. But now we can start describing changes, right? Too much space in the hero on home page, or top padding or something. Too much top padding space in the hero on the home page. [2:45:47] Reduce it. And we just start talking to it, and it's going to work on these files, right? Let's go home. Oh, no, it just took it out. Or what? What did you, bro? Remember, guys, no one's even used this thing yet, so there's a couple of kinks we've got to get out. But this is it, and you talk to it, right? But as a base, it does all the interlinking, all the schemas, all the AI overview strategies in the background, inserts all your numbers, all your information, site maps. [2:46:32] Can Studio create a cost calculator? I don't know what's there. Too much, though. Can you create a water damage cost calc view later on the home page? Let's see if Studio can do it. I'll tell you what, Yemi, one thing I do know, this is the worst version of Studio right now, and it's pretty insanely good. [2:47:18] So things like this and things like research the web, those kind of functions and features can be built. We know exactly what to do. Right? So Studio is only going to get better and better and better. Just like Xagio for the past 10 years has evolved and evolved and evolved, right? Studio's going to get a hell of a lot better. But our starting point, of all the softwares I've ever released in all my life, and I don't even know what that number is anymore, this by far is the best initial release we've ever had. Let's see if it's doing the calculator. Did it do it? [2:48:08] It added a-- Or was that already there? I don't know. Change all fonts to sans serif. I hate those serif fonts. Longtime WordPress user. I hate learning new systems. This is so much better. Can we type in the output? Can we type in the output to do quick edits? Yeah, that's literally what I'm doing right now. I'm just talking to the AI. There you go. It just changed all the fonts. I'm talking to the AI to make the edits that I want. It's like human language edits, right? That's the shift in AI. [2:48:52] In coding, you don't write code, you tell it what you want, and it writes the code. In this, you tell it what you want. Change the color scheme. Change the color scheme of the pages to be more aqua and white. On the fire pages, use red, yellow. So yeah, the thing with WordPress, and I think this is why WordPress, without AI, can I say I see something that needs a quick grammar change. [2:49:33] Oh, yeah, once you upload it, you have access to all your files to go in and change anything. If you mean a front-end file editor where you just click in and change it, that's a great idea, and I'm pretty sure we can do it because I have it on other things, like Site Paint, for instance. And one thing I do know, Marcus, is we will have, because we already do, we will have as you're hovering over elements of the page, I could just highlight this, for instance, and say, "Change this," and it will, right on the front. I know exactly what you're talking about, yeah, like a front-end editor. [2:50:15] Yeah. And you know what? It's just a natural progression. There you go, chat. I think it changed the colors, or did it? I wasn't really watching. Yeah, it did. And that's it. So let's just do this. Whoever won this site, we'll go through it with you and really refine it. I don't want to sit here and make sure it's 100% picture perfect. Oh, the one thing I was-- On hero and navbar, always use the phone number as the button label. Also, remove any free anything. No quotes or free. [2:51:02] No free quotes or inspection language anywhere. It'll do that. And we do the whole Google AdWords thing with these sites. Of course, a website's a website, right, Ben? So, this is building the website. I'm going to push it live so you guys can see how that works with the hosting. But once it's live, it's a website, whether it's WordPress or HTML or React or whatever. Yeah, you can do whatever you want to it. Run ads, whatever. QR codes, I don't know. [2:51:44] Whatever. There it is. Changes are in. So let's publish it, okay? Let me show you how this works. I'm already seeing just these little bugs, right? Can't really read that. So let me grab the domain that I want it to go onto. I lost my Note already. There it is. Oh, that's my other domain. Okay, so I'm going to do it like this. What domain, Control + V, Continue. Use my own Cloudflare account. I have a Cloudfl-- Oh, no token yet. Okay, so it'll set it up for me. Continue. Da, da, da, da. Publish. And that's it. Now it's going to do everything it needs to do to set up a hosting account for you, give you access to the hosting account, track the rankings, put the site live. You might as well build those instructions into the build process so we don't have to do it every time. Oh, we know what we're doing, Marcus. Trust me. [2:52:44] That's coming. That is coming. We had Suriyanshu working quite heavily on instructing it how to design a website for conversion optimization because he's awesome, right? He's so good. I've always said to him, that Baltimore. He starts with the Zap. Not this one. This is a good site, too, but Baltimore Spray Foam. Baltimore Spray-- This guy. Here's a-- Yeah. I just love-- I don't know. There's something just so good about the cleanliness and way he does things. So we were like, "Yeah, Suriyanshu, you've got to teach this fricking guy how to design." So he's been doing it. [2:53:25] And how to randomize, right? That's the other fact. One of the Xagio's downsides, I guess I would say, is unless you do after-work on the sites- Okay, so waiting for your name servers. So let's do that. Yeah, unless you do after work, it's a template. So everything's-- They know it. These ones aren't. Let me just log in here real quick and update my name servers. Let's see if we can get this site live and how long it takes. Got to log into my Authenticator. I got to beat it. It's going to change. Yeah, beat it. Okay, so water damage. [2:54:16] Let me show you, because I want to-- So here, water damage, all we got to do... Oh, by the way, I use Namecheap for my register. You can use Cloudflare. I think I've heard they're cheaper. These guys, they're not gougy. With network solutions and s**t, they're so terrible. I'm just updating the name servers to these. Okay. So that's it. That's all I got to do. No, Marcus. No, I know, bro. Well, you can close this publishing carries on in the background. [2:55:09] So if we go over here to hosting, we should see that domain is partitioned over here, I think. Whoops. Again, pretty new. I'm expecting some little bugs. Water damage. Let's see. No, it's not there yet. Where I build is different than what you guys see. So, I have a dev account, so I see all the dev s**t in the background. [2:55:52] So something's not working right now. So what I can do is just push the files live. I can show you what setting up a hosting account looks like over here. It's the same thing. There's my domain. I want to add it to my own Cloudflare account. I'm going to do it on my dedicated server. Same thing as what you would do, except you wouldn't have your own dedicated server unless you wanted to buy one from us. We can set that up. Update the name servers. I think I already got those. And then it just sits there and pulls it. There you go. Make sure I got the same ones for this instance. Harley. Oh, no, it's not Harley. It's Ada and Isaac. [2:56:36] There we go. Updated over here on Namecheap. No private registration fee. Yeah, that's another thing they don't charge for those, private privacy. A lot of people charge like $9 a year. I don't know, it's minor, but it's like, why? If you can do it for free, do it. This usually takes about 30 seconds, by the way, guys. It's not long at all. But anyways, on that Xagio side, it's basically doing this, and then it'll just dump all the files into the folder the right way so that you can literally visit the domain and this site is live. [2:57:24] Right? What we'll probably add is a direct connection from Studio to your site so that this is actually serving the live version of your site. So if you want to update your site, you can do it right in Studio rather than going to the thing. The only downside to doing that is, when you talk to the AI, it charges you credits. Because they charge us less credits, we pass them along as Xagio credits. So if you want to save money, then do the changes somewhere else. If you just want ease of use, just do it here. So guys, that's pretty much it. To whoever the site is being built for, we'll build this out properly. We got the keyword plan and stuff, and then we'll contact you, and you'll get set up inside of Talk With Team, and then Suryanshu. There you go. No, I'm going to skip installation. [2:58:21] I don't need WordPress. So now it's deploying the site. Blah, blah, blah. So that's it. There you go. Did I say yes to WordPress? I thought I said no. Here's my login to my hosting account, and there's my WordPress admin. I thought I said no. But all your hosting is in here, all your host. It's one thing. It charges you zags. This number is actually wrong. This is on my account. It's about $2 per month per site, depending on the plan you're on. It's very cheap hosting. So any questions, guys? Because what are we at? Two hours. Holy s**t, we're three hours on this webinar. That's crazy. [2:59:11] What do you guys think? Looking good? Did I lose connection? Is anyone here? Somebody say something in the chat, like, "We." Okay, good. It needs some work. Yes, it does. Very impressive. Highly optimized and ranking is very impressive. Thank you. Still here. Okay, so any more questions, guys? Because I'm going to leave it at that. [2:59:54] That offer again, save two grand prices, going up to five grand. You get everything. If you bought it individually, it's way more to buy it individually than to just save to script. I'm going to put everything into your stuff. Replaces a lot of things. If you want to know what it replaces, let me know in a support ticket or something. Support@xagio.net. I'll put this thing up again. I will send the replay, which will bring you to the replay page and the offer page. This ain't b******t. Yeah. I think I covered everything. Happy with what I covered. It's last chance for questions, and then I'll get the replay up. [3:00:47] I think I have a lag or something. Thank you. Yeah, it's going to get good. It's going to get real good. But again, I would stress enough again and again and again. AI site builders are easy. Cloud code can do it. What's not easy is knowing how to get it ranked fast and cheap, meaning no links and very fast, and into AI overviews. [3:01:30] And that's the secret sauce of Studio. Right? It doesn't just build your sites, but it can get them to rank, too. Not every time. Can't say that. But we have a s**t ton of testimonials to say that it does its job. Right? And now you get the strategies behind it all, the call tracking, the rank tracking, the WordPress backups, the HTML builder, the WordPress builder. S**t, that software stack is ridiculous. Everything you need, really, to be honest. Cancel hosting, cancel rank tracking, cancel Moz. This is a big stack. Keyword niche research, Xagio, Killer PBN, Linksheets, Trust Me Media, SitePane, RingRob, and Talk With Team, and hosting, all included. [3:02:21] $249 a month, prepaid for a year. That sounds cheap when I put it that way. When I say $299.7 a year, I'm like, "S**t, that's expensive." And then when I wait, "No, wait, that's $249 a month prepaid for a year," I'm like, "Damn, that's actually really good." It's really good. That is why I'm raising my prices, by the way. Plus the training and the monthly lives. Oh, yeah, what do you get for monthly calls? You get monthly calls. You get into the school group. Let me get in there. Go to that real quick again. So you get into this school group, which is my private one. Small, nice, right? How do we get the site to look like Baltimore Screenprint? We're going to do that for you, Chad. [3:03:14] We're going to get them looking like pimping. So Suryanshu's on that. He's the designer, so he's going to make sure your studio is-- Actually, he sent me a design. Let me show you, because he's like, "Damn, I'm working so hard on studio getting wicked good," and he sent me this car one that he did for, what was it called? Spray film or some s**t, or PPF. This is a studio-built site that he sent me. I don't know why he sent me a screenshot. He should've just sent the real thing. But I was like, "Yeah, baby. That's so nice." So yeah, you don't have to worry about that too much, Chad. [3:04:02] What I will say is you can tell it what to do, right? The AI. If you have a design in mind, you can tell it what to do. This is literally version one. We're the only user of it is me, Suryanshu, and Marco, my team. This is just the start, is what I'm going to say. And then the monthly training stuff. You get access to this community, okay, which is just me and these members. You get my more personal support. You ask me a question, I know you're a VIP member, I'm going to answer it. You get the classroom, which has the Done With You training, which is direct to buyer, and then you get the Done With You 2.0 training, which is how to do the pay per lead strategy. And then if we're not in any of these more live sessions, we're on monthly trainings. It's in the calendar here, so that you see what's coming up and [3:05:00] what's when. And you just join them, and then if you can't join them, whatever, the replays are all here. I'm going to move one of these things. Oh, Jesus, I just did it again, shared the password on a public thing. Going to have to rotate those. The resources includes probably the most important resource, which is the live Herb Magnus chatbot that knows everything about everything. Because we trained the chatbot on everything. So if there's something in the training-- That's this guy, the chatbot. If there's something in the training on the school side that you need a little clarification on, you can always ask here. [3:05:55] I hope that's okay to open this. We have the video lessons, and some of them are long. You can see, I trained long, 4 hours 31 minutes, this first webinar. But it's full of good s**t. But if you're like, "I just need the quick answer," you come here, you ask Herb, and he literally goes through everything of every webinar we've ever had and points you right to where you need to go. Right? So that's like having Herb 2.0, I guess. But if that doesn't work for you, you come here and you're like, "Hey, Herb, what's going on?" And then I'm like, "I help you." So this is as close to working beside me as anyone's ever going to get, except for my wife and kids. [3:06:42] And then as we build new s**t, guys, we treat this group good, okay? Ask any of them, I guess. I don't know how you could, but I guess you'll have to trust me or not. It's your call. Anyways, guys, it seems like there's no real questions here, so I am going to hop off. I am going to get the replay up, and I will message everybody by email when it's out. And thank you guys for coming on. I hope you love it. I hope you see the value in the offer, even though it looks expensive. There's still a lot of value in it, and if you join, welcome. And I will see you on the other side. Bye-bye.
