Lead gen in the AI era

Ranking & Profiting From Lead Gen Has Never Been Easier Than Today.

Most people think it's dying a slow death. Why?

Google has spent a decade pushing organic further down the page: Google Business Profile first, then Local Services Ads, and now AI Overviews. Every time it happens a wave of people decides lead gen is finished. But in the AI era the tables have turned massively, in a way we have never seen before. These changes have hurt a lot of people. For us, the opportunity to profit is better than it has ever been.

Because websites have become disposable

Launching a lead gen site used to take weeks or months and real money, so you agonized over each one, over-working and over-analyzing it to protect your investment. And it hurt like hell when it missed.

Now, with AI and a bit of my guidance, a site is a $15 domain, built in minutes, ranking fast and getting mentioned by the LLMs. You can launch ten a week without much effort, keep the winners, and flip or drop the rest.

When an attempt costs fifteen dollars and a few minutes, you stop guessing and start testing, and scaling the winners. That's why lead gen in the AI era is easier than it has ever been.

Where my playbook splits from the standard one

Eight Things I Teach Different Than Almost Anyone Else in Lead Gen.

All of them are based on my own results and my students' results to date. These are the strategies I use and teach, some of them against advice I used to follow myself, and every one of them is taught inside.

Standard advice:expect months
I teach how to rank FAST, sometimes in as little as 24 hours, with zero backlinks!

Not every site and not every niche. But the idea that a new domain has to sit and season for six months is left over from an era that's finished. With the right niche it can happen the same day, and it isn't only happening to me.

Kurt Schlichting: site up 23 hours, ranking 4 hours after it indexed Suryanshu Bakshi: ranked number 1 in less than 24 hours on a fresh domain with zero backlinks Kurt Schlichting: another page one in days Mujahid A: ranking number 1 in the water damage niche within one month

Four students, four sites, all ranking in days rather than months.

Standard advice:AI only quotes established businesses
I teach how to get brand-new sites cited in AI Overviews, with just optimization.

AI researches a business now: years of history, reviews, a Google Business Profile, a whole external record. Real companies have it, a site launched last week doesn't, and that's why lead gen went invisible in the answer box. The accepted fix is months of citations, directory listings and Reddit threads. I skip all of it and use page elements I own, which is why it works again on the next site, and the one after that.

Google AI Mode citing a brand-new lead gen site four times in the answer and naming it beside Angi Google AI Mode for scottsdale general contractors: a lead gen site sits at the top of the sources panel, above two Google Business Profile listings

Cited four times beside Angi in one market. Top of the sources panel in another, above the Google listings.

Standard advice:one domain per keyword
I teach how to clone whole sites, not just pages. The right way.

Same keyword, different TLDs, built from one keyword plan so every site comes out unique. Do it wrong and they cannibalise each other. Done right, you take two spots on page one instead of one, off a plan you already paid for.

Google results for restoration portland showing the same brand ranking at number one and number two on two different top level domains

Same name, two TLDs, ranking back to back under the map pack.

Standard advice:small towns aren't worth it
I teach how to make big profit in tiny towns (and big ones too).

Low population and low search volume, so most people write them off. They're the easiest sites I build, they pay up to $150 a qualified call, and there are far more small towns than big cities. That's a bigger board than the one everyone else is fighting over, and the same build works in a major metro.

Call log for a Hood River roofing site showing qualified calls paying 156, 81.50, 63 and 50 dollars Call log for a Miami metal roofing site showing qualified calls paying 92.40, 81.70, 70, 62 and 56.70 dollars

Hood River, population 8,000. Miami, population 6 million. Same build, both paying per call.

Standard advice:avoid the big metros
I teach how to win hard niches in major cities.

Phoenix plumbers. Charlotte water damage. The markets everyone says to stay out of because the competition has been there fifteen years. Competition age stopped being the moat it used to be, and I've cracked those in hours.

Herc Magnus post: number 1 in less than 24 hours for water damage in a 3 million population market, built live on a Friday webinar Parrish Kondra wins post: number 1 for commercial plumber in a city just under 2 million population, in under 30 days, with zero SEO experience

Mine: #1 in a 3 million market, built live on a webinar. His: #1 in a 2 million market, with zero SEO experience.

Standard advice:start with a GMB
I teach how to win without a Google Business Profile (GMB).

It can work, but only when it's done right with the foundations already in place. Bolted onto a lead gen site without that groundwork, it's risky and unstable unless you own the business. Every property I built and ranked started organic only, and I'd rather win that way.

The Rank and Rent organic versus GMB lesson inside the classroom, showing a long call log of organic-only leads from two clients

The lesson itself, inside the classroom. Organic-only call logs from two clients.

Standard advice:optimize for "near me"
I teach how to rank for "near me" without ever targeting it.

"Near me" isn't a keyword, it's a location signal. Targeting it spends your best ranking space telling Google something it already knows: where the person searching is standing. I put that space to work elsewhere and the "near me" rankings come anyway.

The STOP Targeting Near Me Keywords lesson inside the classroom, explaining that near me is a location signal rather than a keyword

Taught in full inside, with the reasoning and what to do instead.

Standard advice:more pages, plus a blog
I teach how to rank thin sites, often under 7 pages.

I target only what matters and skip the rest. No blog propping the site up, no content calendar, no pages written to hit a word count nobody reads. A blog on a lead gen site is months of writing, hours a week forever, and real money paid out for content that never brings in a call. Every page on my sites earns its place or it doesn't get built.

I teach every one of these methods inside. Not the theory behind them: the exact way I do each one, on real builds, step by step.

And they work. Here's what people inside have built with them.

Beginners and experts agree

The Methods I Teach Work Quickly, and They Work Repeatedly.

First site ever or fifteen years in, same methods, same kind of result. Every claim below comes with the post it came from, straight out of the community feed. Nothing rewritten, nothing staged.

Gary Magill: pre-sold four lead gen sites plus GMB to a local contractor in Colorado, deposit received

Not one of them did it by hand. Every site up there was built with the same software I use, following the same training, with the same people to ask when something didn't work.

That's what you're actually getting. Here it is.

The two ways this pays

Same Assets. Two Ways to Monetize Them.

Everyone teaching lead gen picks one of these and pretends the other doesn't exist. They're different businesses with different tradeoffs, and which one suits you depends on whether you'd rather sell or rather not. You get both, and you pick.

Direct To Buyer

Done With You 1.0
More Profit Overall

You rent the site to a local business and invoice them every month.

  • Higher ceiling. A ranked site in a good niche rents for four figures a month, and it's yours to reprice.
  • You own the relationship. No network between you and the money, no rules about how you build.
  • Recurring and predictable. One close produces income every month until they stop.
  • The cost: you have to sell. Someone has to find the contractor and close him. That someone is you.
  • Slower to first dollar. The site has to be producing before anyone will rent it.
Suits you if you're comfortable talking to business owners, or you already have an agency or client base to sell into.
Brad Cumner post: two new clients in two days. A retaining wall site already producing 5 to 12 calls a month was rented to a contractor at 600 dollars a month, and a pest control site he built and never touched was rented the same way

A site already producing calls, rented to a contractor at $600 a month. Then he did it again with a second one.

Pay Per Lead

Done With You 2.0
Zero Sales Required

You send the calls to a network and they pay you per qualified lead.

  • No selling at all. The network already has the buyers. You supply calls, they pay for them.
  • Faster to first dollar. The moment a call connects and qualifies, you've earned. No close required.
  • Published payouts. You can see what each niche and city pays before you build, so you choose on numbers.
  • The cost: a lower ceiling per call. The network takes its cut, and you're taking their rate.
  • Their rules apply. Each offer carries its own compliance requirements you have to build to.
Suits you if you hate sales, want revenue before you've built a pitch, or want to prove a niche produces calls before you go looking for a buyer.
Kenneth Shannon post: three calls earned 228 dollars and 114 dollars on a site he set up and forgot about

A site he set up and forgot about, still paying per call.

Or run both on the same site

The combination most members land on: point the site at pay per lead first so it earns while it matures, then move it to a direct rental once you can show a contractor a real call log. The calls you were paid for become the proof that closes the rental. And after you've rented it out, off-hours calls the business can't answer can still go back to the network instead of being wasted.

Either way, it starts with sites that rank. And that's the part everyone will tell you got harder this year.

What winning looks like

One Asset Pays for This. Here's the Version That Applies to You.

If you are
An agency owner or freelancer
=
You win when one site replaces one client.

A rented lead-gen asset at $1,500 a month pays this back inside four months and then keeps paying without anyone emailing you about their logo.

If you are
Someone who hates selling
=
You win when the network pays you instead.

This is exactly what the pay per lead track is for. You never pitch a contractor, never negotiate a monthly rate, and never chase an invoice. You produce qualified calls and get paid a published rate for them.

If you are
Already ranking sites
=
You win when the stack replaces your tool bill.

Add up what you currently pay for site building, rank tracking, call tracking, backlink analysis, and domain research. That's most of this before we even discuss the training or the second income path for sites you already have ranking.

If you are
Running a local business
=
You win when you stop buying your own leads.

The same system that rents leads to a contractor works when you're the contractor. Build it once for yourself and stop paying a lead broker for calls in your own city.

I'm not promising you income and I'm not going to. What people make depends on the niche they pick and how hard they run at it. I'm giving you the tools, the path, and the room. The building is yours.

Every Site. Two Monetization Methods.

Finding the niche, building the site, and ranking it are the same work no matter how you get paid. That's the six-week path. What splits is what you do once the phone rings, and we teach both endings.

DWY 1.0

Done With You 1.0 | Direct To Buyer

The full six-week chronological cohort, from picking a niche to renting the asset to a business owner. Split into weeks so it never buries you, but everything is unlocked from day one. Want to compress it into two weeks? Nothing stops you.

Week 1

Niche research

You'll learn how to find markets that are profitable, winnable, and built for lead generation. Get this right and every week after it gets easier. Get it wrong and no amount of good building saves you.

Week 2

Build for conversions and tracking

You'll learn how to structure a site so Google understands it fast, with Agent X doing the building, call tracking in from the start, rank tracking live and Search Console submitted. You end the week with a live, indexed, tracked site.

Week 3

Getting quoted by AI, plus authority

You'll learn the on-page work that gets local sites pulled into AI Overviews and AI Mode, and how to build the interactive cost and decision tools that earn citations. Then backlinks: how to tell a useful link from a wasted one, and private blog networks for the cases that still need them. We need far fewer links than we used to.

Week 4

Fast leads while you wait

Some sites rank in days, some take months. You'll learn how to generate leads in the meantime, using the exact ads setup behind roughly $70k a month in rank and rent.

Week 5

Prospecting and renting the asset

Where the site turns into a business. You'll learn how to price it, who to approach, what to say, and how to close without being the guy cold-calling roofers at 8am.

Week 6

Scaling

You'll learn how to turn one working asset into a system that produces more of them. This week is about leverage, not working longer.

DWY 2.0

Done With You 2.0 | Pay Per Lead

Run it instead of weeks five and six, or run it from day one to earn while the site matures. Weeks one through four are shared: you still need a niche, a site, and rankings. This track replaces the selling with a network that already has the buyers.

Step 1

Pick the offer before you pick the domain

This is the one place the order reverses. You'll learn how to read the payout data first and choose a market the network is actually buying, at a rate worth having. Building first and hoping there's an offer for it is how people waste a month.

Step 2

Get approved and wired up

You'll learn how to get into the network, what the application actually wants, and the setup details that decide whether you're approved in a day or left waiting. Then how to connect the call path so every lead is tracked and attributed from the first ring.

Step 3

Build the page the calls land on

A ranked site and a converting call page are different jobs. You'll learn how to use SitePane to overlay a human-facing page on the site that ranks, so the thing Google reads and the thing your caller sees can each do what they're good at.

Step 4

Qualify the call before it costs you

Networks pay for real leads, not robocalls and wrong numbers. You'll learn the call flow that screens the junk out before it ever reaches the buyer, which protects your payout rate and your standing with the network.

Step 5

Test, then duplicate what works

You'll learn how to A/B the call page until one version converts, and only then replicate the pattern into more markets. Scaling a site that hasn't proven it converts just multiplies the same mistake.

Whether This Actually Fits You

This is for you if:

  • You want an asset you own, not another retainer you have to keep servicing.
  • You want the choice of getting paid by a business owner or by a network, rather than being locked into one.
  • You'll actually run the tools instead of collecting them.
  • You're fine being early on a model while most people are still arguing about whether AI killed SEO.
  • You can follow a build path for six weeks without needing someone to check on you.
  • You'd rather see a member's live site and phone log than a slide about strategy.

It's not for you if:

  • You want passive income with no build phase. There's a build phase on both paths.
  • You want me to tell you pay per lead is a solved, scaled machine. It isn't yet, and I say so on this page.
  • You're looking for the cheapest way in. This isn't it, on purpose.
  • You buy courses to feel prepared and never open them.
  • You need a guaranteed number by a guaranteed date. I can't give you that and I won't pretend.
The free route

You Could Piece This Together Yourself. Here's What That Costs.

Not saying it's impossible. Saying I've watched a lot of people try, and the cost isn't the money.

STALE

You'll run a 2026 campaign on a 2024 tutorial, built for a version of search that no longer exists. Nobody goes back and updates the post. You'll find out from your own traffic.

UNPROVEN

You'll implement best practice that started as one person's confident guess and got repeated until it sounded like consensus. Nobody ever tested it. You'll be the test.

SCATTERED

Six tools from six vendors that don't talk to each other, so your keyword data, your build, and your call tracking never line up. You'll spend more time reconciling than ranking.

SLOW

The real cost. Every month spent assembling a stack is a month not spent building assets, in a window where being early is the entire advantage.

Straight answers

The Questions You're Actually Asking

Why $4,997?

First, because I've put over a decade of my own experience, time and effort into building tools and training that actually work. It's worth every penny on that alone.

Then there's the arithmetic. The software you could go and buy separately, at the tiers you get here, retails for $4,842 a year. Xagio at Agency is $2,497, RingRobin $589, TalkWith Team $588, LinkSheets $557, KillerEMD $444, TrustMadeMedia $167. Add it up yourself.

And the training. Done With You 1.0 sold on its own for $1,997 when I launched it, and 2.0 is a second full program on top of it, so I've counted them at $1,997 each. The monthly live sessions I've counted at one hour apiece against my $497 private consulting rate, which is $5,964 a year, and those calls actually run two to three hours. Software plus both programs plus the mentorship comes to $14,800 before the community, the hosting, or the two products that are exclusive to this offer. You're paying $4,997.

So am I paying for a course, or for software?

Software, with the training and the room included. That's deliberate. If I charged a membership fee on top of your tooling I'd have to keep justifying it every year, and you'd be paying twice for the privilege of using what you already bought.

Xagio Agency on its own is $2,497 a year, so half of what you pay is a tool you'd have bought anyway. The other half buys seven more softwares, both programs, the room and twelve live sessions with me. Two of those products aren't sold anywhere else at any price.

What do I pay after the first year?

$2,997 a year. Or $497 a month if you'd rather spread it. Nothing gets taken away: you keep all eight softwares at the top tier, both programs, the classroom and the monthly live session, plus everything I build between now and then. Year one costs more because that's the year I'm getting you set up and trained. After that you're paying to keep the machine running.

What are SitePane and KillerPBN, and why is there no price on them?

Because they're exclusive to this offer. Not sold at a discount, not on a separate page, not to anyone outside it. SitePane generates landing pages and serves A/B overlay variants with attribution flowing into your call tracking. KillerPBN finds expired and auction domains vetted on real brand health rather than backlink metrics.

I'm not putting a made-up dollar value next to them. There's no shelf price to point at, so the honest thing to say is that running them means being in here.

Are there hidden costs?

No, but there are a few small running costs and I'd rather list them than have you find them. Hosting is included. You pay for your own domains at about $15 each, your own Twilio numbers at $1.15 a month each plus usage, and you bring your own API keys for the AI models. That's the entire list, and in practice it usually comes to less than $10 a month.

I already own one or more of your softwares

Already paying for any of our software? Email support and we'll prorate what you've paid. We don't take the same dollar twice. This happens all the time and it's never an argument.

Do I need to be technical?

No. The AI does the building and the optimization. We teach you enough to know whether it's doing it right, which is a much lower bar than learning to do it by hand. Members have come in with zero site-building experience and ranked inside the first few weeks.

Do I have to pick a path before I start?

No, and I'd rather you didn't. The first four weeks are identical either way: find a niche, build the site, rank it, get calls coming in. You can decide how to monetize it once you can see what it's producing.

Plenty of members run pay per lead on a site first, because it pays sooner and requires no sales, then move it to a direct rental once the call log is good enough to show a contractor. That's not indecision, it's the sensible order.

Which path makes more money?

Direct to buyer has the higher ceiling. A well-ranked site in a decent niche rents for four figures a month and you keep all of it. Pay per lead pays less per call because the network takes a cut, but it pays sooner and you never have to sell anything.

The honest answer is that it depends far more on you than on the model. If you'll pick up the phone and close a contractor, direct is worth more. If you know you won't, pay per lead earns real money and direct earns nothing.

What if the search landscape changes again?

It will. That's the reason this is a live room with a monthly call rather than a course recorded once and sold forever. The model this teaches (own the asset, capture the lead, rent it out) is deliberately not dependent on any single traffic source staying healthy, which is the whole point of ending the stack in call tracking.

How much time does it take?

The six weeks are built to be run, not studied. If you can give it a few focused hours a week you'll have a live site by the end of week two. The people who stall are the ones who watch everything before building anything.

What if it isn't what you said it was?

Then you get your money back. Seven days, in full, email support and it's done. No forms to fill in and nobody trying to talk you out of it.

I'd rather refund somebody fast than have them sat inside resenting the purchase. If the page oversold it, that's on me.

What if I want to stop?

Don't renew, and you'll be removed from the group when the subscription ends. I'd rather put that on the sales page than have you discover it in an email a year from now.

What you keep is everything that matters: your sites, your domains, your rankings, your call tracking data, and every client relationship you built. If you're hosted with us we help you move off. Nobody holds your work hostage over a renewal.

You've Seen the Build. You've Seen the Math.

Eight softwares, both ways to get paid, and a room full of people already doing it. The only thing left is whether you want to own assets or keep renting your income from somebody else's platform.

$4,997 for year one, then $2,997 a year. Or $497 a month.

P.S. The question I'd be asking in your position is what happens after year one. It drops to $2,997 and stays there, and by then you'll have a year of things I've added that aren't in this list yet. I've paid membership fees stacked on top of tools I'd already bought and could never work out what the fee was for. There's no fee here. There's a price, and it covers everything.
